For those of you that are listening to this recording, like, you know, they’re a married couple, because if you would have been listening to them in the last three to five minutes, you would have known that these two are not just partners. They’re actually married. You guys reminded me of a cool married couple. So guys welcome aboard. Can’t say enough. Great things about you. You know, everybody, you know, it’s funny. Interesting James, before you get all you got on here, we were talking about Julie. Well, let me tell you something, the way you were talking about Julie is the way my back office talks about you guys. They just love you guys attitude. They love you guys gumption this, this whole thing. Love it, love it, love it. So, first of all, introduce yourselves. What, tell us a little bit about before us, before real estate, what did y’all do and what do y’all do?

Speaker 3 (00:59):

Okay. So, okay, so I’ll go first. So, uh, my name is Roddy I’m Sylvia. This is my beautiful husband. Um, before this I was a, um, oncology pharmacy tech. And so what that entails is, you know, me mixing chemotherapy drugs. Um, I’ve been doing it for the past 10 years for U M and a Memorial regional hospital for six years. Um, so a total of 16 years of that. And, um, I really had no interest in real estate to be honest, because I’m really green to it. It seems cumbersome when you start to unravel it, it’s like, I can’t that’s too much, but my husband he’s always been interested in and he’s always been trying to get into it. And, um, he pretty much introduced me to it. Um, when I say introduced me to it, like, he’ll say, oh, can you make this call for me?

Speaker 3 (01:53):

Oh, can you do this for me? And it kinda drug, you know, like kinda put me in place to kind of do it. And so with that, I actually became an NSA recently, a notary signing agent. And that was my way of getting into real estate, um, um, from a small aspect. Um, um, and that’s pretty much it for me with the real estate and I’m learning as I’m going, honestly, everything’s still new to me. And so what, I don’t know, I do, you don’t have to call on my husband texts or email someone if I have a question, or if you have a question, if he can’t explain it to me, that’s pretty much it.

Speaker 1 (02:29):

That’s awesome. James, what about you?

Speaker 2 (02:32):

Uh, my name is Janie [inaudible], uh, I’m a personal trainer, uh, have my own little company. I’ve been doing this for over 12 plus years, doing personal training. I’ve been in and out of real estate. I already know the market like that, but I get a lot of knowledge by reading online and I’m following other people and contacting investors, doing network that other relatives would never do. You know, like that in the hot sun, driving cars, looking for a band-aid properties and stuff like that. So, um, I really got into real estate because I went to school for computer engineering, real estate, but I never graduated, but for that degree, so I left the market alone because with 2009, I think when the market crashed, I was not really interested in real estate that’s when anybody notice everything. So I started picking it back up because, um, to be, to be told, because that’s the way live in because real estate is the keys, the number one key to make wealth people don’t understand that that is the number one key. You got to have assets. So I started learning more about real estate. Then I find popular driven.

Speaker 1 (03:42):

Now what, tell me now, cause I’m always curious because we’re obviously not the only operation out there and United States. And, and from your perspective, what was the one ingredient or more than one ingredient that got you like to say, yep. This is the direction I want to go into as far as partner driven.

Speaker 2 (04:03):

Well, I’ve been to a lot of seminars before for real estate. And then a lot of them was asking for too much money and, or asking for a lot of stuff that they really didn’t make sense to me. Um, so doing research after research, after research, um, I guess I got an email from partner-driven and I started digging into it. The, what was really interesting about partnering, uh, Devon was, um, I, it’s a website called, um, big, big, uh, big, the big pockets, bigger pockets, bigger pockets. So bigger pockets. I met an investor. He told me I need to study that more because they talk about more about relisting. So when apartment driven came into my email, I started digging into it. So I went to bigger pocket. We just started talking about you. They saw how real it is and how easy to market, how easy written marketing says Peter.

Speaker 2 (04:57):

So I’m not okay. I need to research repeated is so I started reaching your name. I see, okay. There’s not a scam or anything like that because I’ve been scammed before with real estate and multiple times. And one thing about being an entrepreneur is always a risk, a big risk that you take. So partner driven was easy because you have that wonderful app that nobody in the market, what I mean by nobody, nobody in the market have, because you can ask my wife. I said, tell her, you know, I need a private investigator to get everybody the information, meaning like, you know, contact information where they live, because some of the Bennett properties you will find, there is no contact going to miss it. You just got to go around the loop to give one piece of information and information is not correct. So the app that you have is accurate, you know, like, like I use the app for, for four past me weeks. And again to I contact people that I, ain’t never like going for three months to try to get day one note and information that will got me interesting. Really, really interesting about parking, good driven.

Speaker 1 (06:03):

That’s awesome. You know, what, what I tell people is this, um, this was not true when I got started, but today this is true. If you do not utilize the technology, you’re not going to be successful as an investor because today you’re competing against people that are using technology. You know, when I started, you know, 60,000 years ago, none of us had tech. I don’t even think internet was around. So back then, you know, no big deal, but now if you don’t have access to the latest and the greatest technology you’re competing against investors that do, and then you’re going to be, you’re going to be left in the dust. You know, you just can’t compete because of, of how quickly information flows through technology. So yeah, that’s, that’s totally awesome. Glad you utilizing the technology. Yeah. Oh, definitely. I had a couple of questions, um, that I actually sent emails about because, um, the Burbage for me is still new and they were, they helped me tremendously. They were awesome

To a team, wonderful team. And I can knock that a lot of investors it take times, days, hours, but your team responds like in a hurry that’s the 30

That’s awesome. Well, I’m definitely going to pass that on. So let’s talk about our current deal. We’re working on first of all, how did you guys even find it?

Speaker 2 (07:31):

Okay. So does the here I known the gentleman for about two years ago, right? And, um, I brought an invested SIM, so bought the property and he had a lot of stuff going on with the deal. So we left it alone. The investor wasn’t interested because he was asking too much. So I waited two years when I find partner driven and I’m not making, you know what, um, I put myself, I put a goal myself. I put a goldmine for me. Like, it’s going to take me three weeks to close a deal. Before, before, before I would get into this, that I got more deals. So I contact him and I know he really want to send a problem. So like, Hey, listen, I’m interested in buying a property. And um, if you interested in sudden let’s do it. So he was like, yeah, he’s interested in selling it for the last two years that his price was high. He dropped his price to treat Ms. Lee low, very, very low. Cause he, I was interested in you remember more? I was the first time I came to his problem.

Speaker 1 (08:28):

That is an amazing story. So you talked to him two years ago and literally you’re contacting him now. It’s still miraculously available. And to make, you know, to add to this amazing story, it looks like the price is right. So what, what is the current price that we’re getting it for

Speaker 2 (08:48):

Right now? 4 65. And I’m thinking he might go lower in there too.

Speaker 1 (08:54):

Awesome know, that’s one of the things and I’m sure if you’ve listened to me talk or listen to some of our past recordings, I always talk to Pete and tell him that, that, that initial price, it’s just a starting point and negotiations is a process. And just because you’re starting out at 400 or 500 or a hundred, as long as that deal is not closed yet, we’re always, always trying to get a lower price. So I love it. What a, what are we going to try to sell it for?

Speaker 2 (09:22):

What do you want to, what are you going to try to sell it for? Are you going to negotiate lower light? I’m going to go straight, low trying to get it to at least 400,

Speaker 1 (09:31):

The funny thing is before we got started, before we got started, like, okay, James, you start, you’re going to start. You’re going to go first. And as soon as we got started, boom, you go, I love that about road. Yeah. That’s awesome. Well, listen guys. It’s and I, now I could tell, now I could tell you why my office is so excited about what can do you guys. I mean, you guys, just, you guys just exude and resonate energy and a lot of positive stuff and all this. So guys, let’s get this one done. Let’s get many more going for those people. And James, you come from a unique background because you actually did try to do this before. You know, it wasn’t a total success story. So, and there’s a lot of people that potentially want to partner with us, but they’re like, oh, I don’t need a partner. He is real. Estate’s easy. I could do it all myself. What are you going to tell to that person? That’s like looking at this. And like, they’re thinking about joining us,

What I could say to tell them this, that real estate is not easy. If you don’t have the capital. And if you don’t have a partner that I know in a teacher, that’s going to teach you the right step to do what you need to do. I chatted myself for many, many years and I failed and I kept doing research and, uh, and I found part in jurors. So I’m happy to be a partner with partner, children and Peters are, you are amazing guy, an amazing teacher just in widget, on Julia as well. And I’m happy to be a partner. So if you want to join on driven, trust me, it will work. Your why you guarantee to see capital, you guarantee to seed funding. You guarantee just make deals immediately. So John department,
