I was a mechanic was saying just like your average mechanic was there in 20 years working for Ford. And then I, you know, bought a couple houses, um, you know, manage them myself and then turned into just like a property manager by mistake and was saying, it’s kind of like this just the way it happened. Next thing I know I’m managing stuff. And then, because I’m property manager after a couple of years, I went and took the test I’m licensed and you know, just that’s where we’re at right now.
Speaker 1 (00:51):
Awesome. Awesome. As I was telling you before, I kind of went through the same story, you know, kind of getting into the rental side, realized that I don’t have the stomach for it and divested myself all of that. Um, so when you found this, okay, I know you already experienced, you were at your properties, property management. What specifically were you looking for? Like when, when, when our worlds intersected?
Speaker 2 (01:16):
Well, basically I was looking for someone that was willing to hold my hand, but just basically I had like half of the pitcher I needed the other half builder. Um, so there’s a couple of things that I needed assistance with and I’m still learning. And then, you know, build on what I already know.
Speaker 1 (01:36):
What’s the piece right now that you’re currently utilizing a partner-driven you think, you know, out of that, you know, we have training, we have technical side on the, you know, w deal driven, obviously support money, all that from your end, someone came in with experience. What’s the biggest piece you’re utilizing and getting out of this,
Speaker 2 (01:53):
Uh, I’m really impressed with the, uh, deal driven app, um, and the support what’s the Ackerson and, um, six addresses and send them into support. And then within 15 minutes I got six contracts back at me. I mean, that support is lightning speed and it’s, it’s really appreciated.
Speaker 1 (02:12):
Awesome, awesome, awesome. It’s and, and, you know, as well as I do being in this thing for, for a minute now, speed is of the essence and time is at the essence in his business. Now let’s talk about the deal we’re working on, walk me through it. How’d you find it? What a numbers, what are we thinking? Okay.
Speaker 2 (02:29):
Um, well let me get my, um, I didn’t expect that that would be up, uh, the numbers are it’s a property. Um, it was a for sale by owner. Um, found it, uh, just driving around, looking for a jumper dollars and the, uh, the guy had this little inkling sign. Um, it just had his name and his phone number on it. So I stopped, um, was I made a phone call to him and you got an appointment once made that appointment. Then I went out and took a look at the property. It was asking a little bit too much, but it’s kind of like, it was right there. Bottom line when you run the percentages. Um, so was saying we, uh, uh, I’ve been speaking with Julie and she’s awesome. You know, so I spoke with her like 3, 4, 5 times we throw it on the contract and we’re getting ready to, uh, I’m getting ready to list it because I’m also a licensed agent. So I’m getting ready to list it, um, and try to put it on market, uh, quickly, um, sell it to someone else so that we can walk away with money in the middle.

I love it. We got it under contract for how much
Speaker 2 (03:38):
It’s under contract for 70 K
Speaker 1 (03:40):
70 K. We got it on the market for how much I love it. I love it. And that’s kind of the other sideline unintended bonus of, of being licensed with us. Not that you have to be licensed, you have the ability to also be the listing agent and, you know, control the property. That way it makes money that way and all this. I love it. I love it. I love it. I love the fact that utilizing different parts of partner-driven, um, just love having you as a partner. I told you before, not when our first video crashed our back office, absolutely loves working with you, you know, loves your attitude, loves your gumption, loves your just instinct towards his business. So, um, just so we don’t crash again here, what, uh, people are looking to partner with us possibly. What’s your feedback based upon what you’re experiencing,
Speaker 2 (04:25):
Uh, experiencing so far it’s, um, extremely well. So it’s kinda like, you know, I deal with different entry-level investors. I immediately, you know, say, Hey, when it gets to a point where I can’t instruct you anymore, this is what you need to sign up with. So I’m going to be highly recommended the program because so far I’m pleased with what I see.
