So question many times that I get asked is how has COVID affected the real estate investment industry? Well, I can tell you I’ve been doing this for 22 years. I’ve done thousands of real estate deals, and I’ve never seen the kind of opportunities that we’re seeing now, as investors see in real estate, you always see one thing about real estate. It’s the only thing you can really predict about real estate. It’s always up and down, right? Appreciates, depreciates, you know, easy money to get hard money to get it’s. Everything’s always out of balance. You know, it’s a buyer’s market, it’s a sellers’ market. I could tell you in the last year, since COVID hit, what we have been is what I could tell people. We have been, what are known is the equilibrium market. And what I mean by the equilibrium market is now there’s this huge pent up demand by many, many sellers, right? And the owners, because they’ve been affected by COVID millions of people have been adversely affected by COVID. They lost their jobs, lost their businesses. A lot of in the state of flux, a lot of unknown. So people need to liquidate during times like this. So what does that mean? You know, they’re not going to sell their, their Tupperware. That’s just not enough money to keep the household going.

So need to sell the biggest, biggest assets they have. And that many times is their houses, especially if they own second houses like rental houses. So huge, huge the man now for a lot of owners to get rid of their properties on the other side, during COVID, a lot of people did actually very well. So there’s a tremendous amount of new money in the market. Both at the retail end means the homeowner and homeowners right now are looking for properties like never before, because with the other thing that’s taking place right now is interest rates are extremely low. It’s almost like cheap money. And on the other side, the investor side, there’s huge, huge demand because there’s, again, during COVID a lot of people actually profited. Now they’re buying up assets. Real estate is an incredible asset to buy so huge, huge demand on the retail side and then the investor side. So what does that mean? Literally equilibrium. Huge, huge demand by many owners to sell and huge, huge demand by the buyers to buy it is an incredible, incredible time to be in the real estate investing industry.
