Um, but today we’re doing something completely different and we’re taking over. And instead of having a regular webinar classrooms short. Awesome. I love them. I can’t wait to see Peter and Julie, back here again with us, we’re going to do something really special, really, really different because, um, unbeknownst to you guys, Peter, Julie and myself have been secretly working on this project for the last several months. Well, in reality for wow, more than a year, we’ve been working on this project, but trying to figure out how we were going to do this in a way that we could give access to all of our community and, um, and help everyone level up.

And because of that, this last two months have been just absolutely incredible as we’ve been kind of fine tuning all of these different aspects of the new strategy that we’ll be sharing with you today. And we have it to the point where it is ready to be shared with you guys. And guys, I couldn’t be more excited about it. Had me on for a while. So you guys going to have to bear with me. I’m I might be a little rusty on my presentation skills. Uh, please make sure if you want to take off my face from the screen, I’m really not necessary. I’m not, I know I’m not much to look at so you can minimize me if you like, but please make sure you can see my screen because we, uh, we put all of the information on here for you guys today in what is today about man? When, when Peter asked me to take over, I was like, well, Peter, I’m only taking over. If I can announce what I really wanted to announce. And he’s like, okay, what do you want to announce? Now? I’m like, I want to announce that cold calling can rest in peace. That cold calling, as we know it is dead.

And he’s like, wait, wait, wait, hold on. What are you, why are you going to do that? We love cold calling, right? We make money from cold calling. We have made money where other people can’t because of cold calling cold cold calling is one of like the super skills that we’ve been able to develop that help us at any type of, of, of economy environment to always make it and make money. How are we going to tell people the cold calling is dead? And I was like, okay, well, you’re right. I’m not going to tell them cold calling is dead because there is still a value for, to cold telling. But if you’re like me, right, and you would prefer to be able to create a massive flood of get this exclusive off market, highly Mo motivated seller leads that actually want to talk to you without you having to ever pick up the phone and call cold, call them.

Then tonight is your night because we are breaking the mold. We’re breaking everything that we have said in the past. Sometimes we do that. We transform, we change. We’re always looking for the best ways for our partners to generate leads. That best fits their lifestyles, but best fits their capabilities. Right? So we’ve been working on this project for some time, right? How to get rid of cold calling for, for, from our life. But before we start, I want to kind of get some things out of the way, right? Because I want it. You might have some past experiences in your, in your mind. I want you to grab those and suspend them for a moment, right? Because if you’ve ever failed before, and if you’ve tried and you probably have, uh, generating exclusive leads, uh, online for real estate, then don’t worry. It’s not your fault.

It’s not people don’t teach you exactly how to do it. It’s online. Marketing is super complicated. Even when, even when we try to teach online marketing, it’s still super complex. Right? But what if there was a way that it didn’t have to be complex, right? If by any chance from a past experience or something else, you think that there’s no way that you could succeed really, truly generating direct to seller lead. So for our partners online, do you guys know what I’m talking about? Um, this is where we make. We don’t make money finding properties on, on the MLS or so forth. So on and so on or, or Zillow or the big, bad, real estate websites out there. We make our money from direct to seller. And one of the with, so we’ve been doing it up to now is through cold calling. But imagine if it didn’t have to be that way.

Okay. So I want you to suspend those past experiences with me, uh, because we’re going to rewrite all of that. I’m going to show you how you can do exactly what we’re talking about today. So listen, here’s the thing. There is a conspiracy and this is true guys. I am not making this up. There is an absolute conspiracy of big, bad real estate websites like Zillow, Redfin, you know them. I mean, God, goodness, every other day, a new one comes on for them to take over the internet. And if you’re a realtor or an agent on this phone call today, you know that I am not kidding about this conspiracy, right? Because you feel it, you feel it they’re coming in pretending that they’re the local experts and stuff like, no, they’re not. They’re just a big box shop coming in. And what they try to do is to brainwash all of us and to think that they’re the only ways that we can generate leads online.

Speaker 2 (00:13:07):

Right? Then if I wanted to generate leads online, I have to go to Zillow or I have to go to Redfin or I have to go to the MLS and that’s just absolute B S right. But be careful, there, there is a complete, they are, this is their agenda and this is what they’re doing. Right? So let’s, and if you think that these big, bad real estate websites are too big to fail, you’re probably right. And not only that, they’re also saying that you will fail. They want to knock out the local investor. They wanted lockout that knockout, that local experience, and frankly for us, wow. Does that get me mad? I want to go against him. I believe in local economy, economy, excuse me. And the local economy in the people that make the local economy happen. Right? And so, as we were building all of this and seeing the challenges that we are seeing ourselves as real estate investors, right?

Speaker 2 (00:14:03):

How, how we can go out and slay this, these guys and beat them at their game. And this is exactly what I’m gonna show you guys tonight. We’re gonna go through this presentation. I’m gonna show you how you can completely set up a fully automated, hot lead generation system, right in just about 30 minutes. Uh, it might make, it might take me longer for me to tell you all of it, that it actually is going to be to set up. And I am not kidding. I mean like, like it’ll take me longer to show you guys today. What I have then what it takes to set it up. So are we good suspending those, those fall, these past experiences that made us told us that, you know, online just wasn’t for us. Right? Because the goal for me for this masterclass is just, is singular.

And the answer has been, yes, the answer has been yes, because that’s how we make money. So why am I doing this? The big question. Why did I decide to come out here and disrupt the whole real estate tree and say it’s time to kill cold calling and move on to something much more powerful and much more effective? Well, it’s simple guys. I love online marketing up here. Here I am with my beautiful wife and partner. She does all of the work with me, all the design and branding. Um, we were actually in this picture. We were in Majorca, Spain, um, later, uh, at the end of the year, last year. And yeah, I got to take my breaks and go do my my stuff. But believe it or not, I was working the whole time.

Why number one, I love what I do. So I don’t really consider it work. Number two with my laptop. It follows me everywhere. It comes with me and online marketing has completely transformed my life and I believe it has the greatest power to transform other people’s lives in ways that nothing has that has existed, Ken. Okay. So a little bit about myself, uh, up, go back here. I’ve run the lead gen for a family. I can see the slides a little messed up. Sorry about that. Um, I’ve run lead gen for the partner driven family. And I’ve been doing online marketing for the last 20 years. If you ever come through any of our work, seen our proposals gone through our website. Been through our webinar, seen one of our ads connected with one of our emails. Have you seen any of that? That was me.

Well, that was me and Chelsea in our team because frankly it really does take a team to make all of this stuff happen. And it’s the reason why I am here today is because of the team members I was able to in France, uh, in partners, I was able to find in Peter, in Julie, in our work together, guys, this is the craziest that’s after I met Peter Julia and working with them and really putting ourselves to the fire, right? There’s something about accountability from partners that that’ll drive you to do things that you, you, you knew somewhere inside, you could do it, but man, you had never been pushed to do it. And because of that, you hadn’t done it. And having a partners had a team having a network late partner driven has pushed us to our own dreams. This is a picture of Chelsea and I, uh, on stage with no joke guys.

One of my heroes, Russell Brunson right here, uh, standing next to Chelsea, uh, because he’s smart and she’s prettier than I am. Uh, it’s truly one of my heroes and one of the world’s best marketers. And I’ve had the opportunity to work and study with him and be able to implement what we’re doing for ourselves and partner driven for our partners across the nation and an accomplice. Other chicks I’m brought in as a high-level consultant to help make it rain, help make it happen, right? How are we going to generate leads, call Rafa and Chelsea. That’s basically how it works. Um, but let me tell you something, as it equal to be able to show a picture of me on stage with one of my heroes is really cool too, to have built these partnerships with, with rock stars like Peter and Julie, right. Um, but here’s the truth.

It hasn’t always been easy at the end of the day, we’ve had as more flops, as many or more flops and successes, and that’s just for certain, right. But every step has been worth it for us because as, as we fail, we grow and that’s one of the, that’s one of the mentalities that, that, that we, I learned from my parents early in life is like, you know, they always encouraged me through my failures. It’s like, okay, wow. You almost figured it out. You’re so much closer than you were last time. And I am so grateful and thankful for them for doing that because it’s absolutely true. Right. So here we go. All right. So I want to tell you just a little bit of my story, my journey. So I mentioned I’ve stepped into some stuff along the way. You’ve obviously seen some things have worked, right.

Speaker 2 (00:21:33):

But my online marketing journey started with Chelsea with my wife 20 years ago. And I know I promised embarrassing pictures, right? Okay. This is not it. This is actually a really nice picture. There’s some other embarrassing pictures that are coming. But 20 years ago, my wife and I got together, we started a family. You know, I had, I was just about to graduate from Debra university with a it’s just trying to study it in my mind. All I knew was to go to corporate America. My father had been in corporate. It had been in corporate America, all his life. And up to that point, it had worked for him little did I know that some years after he would be completely kicked to the curb by corporate America, it left, I mean, left to die. I hate to say it that way, but when they get what they want from you, goodbye.

Speaker 2 (00:22:21):

And so little did I know then I thought this was the best path. Um, and I went into corporate America and I followed my passion trying to figure out how I was going to support my family and make money. And for many of us that do that, we end up kind of in, in the, in the sales world and the sales and marketing world. Right. So embarrassing picture alert. This is the first one of a few. All right. So, okay. You ready? So here I am trying to raise a family. Uh, I mean my 20 somethings or something like that, I am not 20 somethings now, uh, in, in Costa Rica. Right. Uh, and I’ve somewhere along the way. I kind of, I got on fire about the power to make money by picking up the phone and calling someone and helping them solve a problem.

Speaker 2 (00:23:10):

Ah, interesting. I little surprise there. You wouldn’t think that someone that wants cold calling to die, uh, wouldn’t have such a personal and, and, and beneficial relationship with it, but I did. And that’s exactly how I started my career and it was amazing. And frankly, it was going so well, that was able to move my family down to Costa Rica. Right. And be able to do it from Costa Rica. It was like the beginning of my, um, of my taste of virtual work and what really could be done. But what was I doing guys? I was, uh, I was a virtual, uh, cold caller. I just knew how to reach out to people, say hello, get to know them and see how I can help them in this picture. You see Chelsea, my wife here, we’re on top of one of the mountains. I think it was a friend’s wedding that we were at in Costa Rica.

Speaker 2 (00:23:59):

We had this beat up blue land Rover Jeep. If for you guys that no one of these is a 1976 and that was my daughter Cecilia there. Oh, my mom is in there too as well. It was a family thing. We were, uh, we lived in Costa Rica for a few years. It was an incredible experience. Cold-calling allowed me to do it. Right. Um, and then the worst thing happened as things do. Right. Um, what happens when everything’s going well or what seems to happen when everything goes well, something that you weren’t expecting kind of trips up and gets in the way. Right. And I’m super embarrassed to say, right. That I was totally fired. I was fired from my job right to this day. I don’t know if I did something wrong. I was the top closer at this, at this company. Um, it was just one of those situations where I guess they didn’t like me being in Costa Rica anymore.

Speaker 2 (00:24:57):

I’m sure that didn’t help. Uh, but one day I woke up, I tried to log into my, my email account, my, uh, to, to the company because I had deals to close and things to do. And I couldn’t log into my email. I said, whoa, well, that’s interesting. Of course I live in Costa Rica. Uh, you know, internet stuff happens, stuff like that. I try to call the office, my phone calls, aren’t answered. I reach out to the owner who was a friend of mine and nothing. I completely got ghosted while in Costa Rica without a job, without prospects, without money. And I had to figure it all out. I had every figure out what I was going to do. Um, the first thing I did before I move forward is the first thing I did. I really had to find in my heart a way to completely forgive and let go.

Speaker 2 (00:25:50):

The anger and frustration that I had towards the people that I thought were, were intentionally messing with me. Right. For lack of a better word. I mean, for all intensive purposes, they did, they fired me. Right. And I had to figure out how I was going to tell my wife and my family and everyone. That depends on me. That don’t worry. Yeah. We’re stuck in the middle of nowhere where I thought it would be a good idea to come where there aren’t any jobs and know where to go. And there aren’t any possibilities and I’m going to figure it out. Oh man, I love this picture here. This is a picture of Chelsea and I a right after our wedding. If you can believe that that’s, that’s how, uh, how long ago that was how young we were in I kid, because I’ve always had the support of my wife and everything I’ve done in it.

Speaker 2 (00:26:40):

I think it’s one of, I know it’s one of the great secrets to my success, but you still know how it feels. If you have a partner, if something goes wrong, you know how it feels when sometimes you feel like a loser or you feel like there, isn’t a like, oh my God, what are my options? Like, you don’t see the ashes what’s going to happen. Right. So I had no money, no prospects, no problem. Oh my God. I had full problems. Not only did they do all that, they didn’t pay me in my last check. So I hear some places they give you kind of like, you know, two weeks or something like that. I don’t know. I’ve never had been fired before in my life. This was kind of my first situation. I never had been ghosted. Uh, I’d never been stolen from in this way.

Speaker 2 (00:27:24):

And again, I had to kind of figure it out. And because I was in, in Costa Rica, they, I didn’t have the leads to cold call anymore. That’s what was like the worst part about this whole thing is that the company I worked for, like, all they did for me was provide the leads. I was doing the magic. I was doing the cold calling. I was doing the reaching out. How could they even imagine getting rid of me? And so they did. And so now I don’t have leads. I don’t have anyone to cold call. I don’t have, I can’t get a jump in a car and go get a job. So what the heck am I going to do? All right. You guys ready? Second alert of embarrassing picture, embarrassing, picture number two coming right at you. Right. So what did I do? I became the internet marketing brother. I know. Go ahead. I want you guys to go ahead and just read that and laugh, please.

Speaker 2 (00:28:23):

What the heck was I thinking? Right. So like, I literally, this was like the first ad that I made. This is us on the farm. And I’m sitting there with my headsets, like, you know, calling on the phone, uh, wearing what looks like to be slippery boots. I’m not a hundred percent sure. I quite recall when this picture was taken, but somewhere along the line, right? One of my friends had clued me in on the power of, of, of Google pay-per-click or ad words as it was called back then today is called a Google ads. Right. And how powerful it was, the people needed help for them to be able to go to the internet if they search for something. Like if someone’s looking for a roofer or someone’s looking for new flooring, or someone’s looking for a chiropractor or the, see the endless countless of businesses out there, that people are literally looking for you for, right.

Speaker 2 (00:29:15):

That then being a qualified individual AdWords, I would be able to help them get their ads to show up. And so I launched my first brand, uh, in, I became the internet marketing brother. Yes. There had, there has been many variations since I’ve gotten a little better at coming up with names. I think I’m not sure maybe 20 years from now. When I look at the names that I’m making up today, I am going be laughing with you as well. But so, so I found this opportunity. I found an opportunity that if I could do this for people, right, I can get paid number one and number two, guess how I could find them for them to come for me by me running ads for myself, or I’m sorry for, for them to hire me by me running ads for myself, I just saw it.

Speaker 2 (00:30:05):

I thought, I thought it was like, it was just a brilliant, uh, situation. I don’t know if you’ve ever read rich dad, poor dad by Robert Kiyosaki. And I’m sure many of you guys have, if you have please type in yes. Uh, because for those that haven’t read it, I love for you guys to encourage them. Uh, it’s a really incredible powerful book and there’s so many takeout takes takeaways from it, but one of them was that is how I remember reading it is that, you know, Hey man, there’s basically two major markets that you want to either focus on is either going to be real estate or internet and little did I know that not only was he super right, but he was like more right than he realized he was. Right. Because at the end of the day, online is a form of real estate, uh, at, which is absolutely fascinating.

Speaker 2 (00:30:49):

We will not go down that rabbit hole today. Uh, but I, but I had the ah-ha moment. Great. Not only can I sell this, but I can use it myself to make money from the middle of nowhere with no, uh, what’s the word you call a no runway. You know how an airplane has a runway like zero runway. It’s like, Hey dude, no job, no check. Right. And we were able to scrape ourselves up using these type of lead generation strategies, right? In the process, we started an agency called interactive marketing. And, um, we, over the years, we’ve done everything. We’ve done a little bit of all of the online marketing, our marketing automation, design, SEO, PPC, brand development, uh, demand generation. But we, as we grew through that process, it allowed us to really begin to sharpen our teeth and perfect our strategies and skills all across multiple regions, geographies, uh, industries.

Speaker 2 (00:31:54):

It was, it was really kind of like going for a doctorate degree in online marketing. I w I would, I would imagine, I don’t know. I’m not that smart. I don’t have a doctorate. I don’t want to be little those people that have doctorates, but here’s some of the net of it and why I think it’s a doctorate, right? Because since then I’ve had the opportunity to manage well over seven figures in marketing. And I say, well, over seven figures because it’s leading to the last and lots and lots of seven figures and not everyone gets to do that. And I know that, and I’m really grateful for it. I was able to do that because of clients and partners and opportunities to really, they gave me that they believed in me and gave me the opportunity to, to help them generate leads on line and in the process master my craft.

Speaker 2 (00:32:38):

Right. And not only at, but we also, in that time period, Chelsea and I have helped generate close to nine figures in revenue for the companies that we have worked with. It’s absolutely incredible and ridiculous. The power that you have when you help to create the face of hundred million dollar companies. Um, and again, that’s kind of the, the opportunities that we got to do and we got to have in this journey, and that led us all to here to where we at, where are we at today? But the best part before I move on from, from just kind of giving you a background of who I am, who I am, do it the best parts bins that I’ve been able to do it on my terms, I’m been able to do it the whole way with my number one partner, which is Chelsea, my beloved there.

Speaker 2 (00:33:22):

And actually my son Elijah is over here to another wedding picture, I think, uh, and we’ve been able to do it at our own rules where we want, we started in Costa Rica. We moved here because of family reasons, but if my father took you and I, and I had the, the, the, the, the honor and the possibility to be able to come back to the United States and take care of him, uh, and in the process, get to meet Peter and Julie and the rest of the partner driven team. Um, and you can only imagine that as people like this come together, people that value and understand partnership and what all bring to the table that magic has absolutely happened. And it absolutely has. So that was just a little backstory on me. And you’re probably wondering, Hey, Rafa, thanks for the embarrassing pictures. We really enjoyed them.

Speaker 2 (00:34:11):

Um, how does this apply to me? Why aren’t you telling us all of this? Right. Um, in a simple, because what I learned back then in Costa Rica can be used anywhere in the world and it can be used by anyone in the world, right. And that is relevant to you. And it’s going to become really relevant here in a moment as we keep, uh, as I keep sharing with you, the secrets that I have for you, right? It also is, this is also relevant to you because it makes it possible to generate exclusive leads where others can’t now listen to that when carefully, because this is kind of one of the super peak mountain experiences that, that you’ll have as a marketer. If you’re out there at the RIAs, at the blah-blah-blah at the, at the, at the auctions, right? You’re surrounded, you’re in what we call a red ocean, surrounded by a bunch of other sharks that are just biting at the chum in the water.

Speaker 2 (00:35:14):

And it just makes the waters red and everyone has to fight to survive, right? And only some win, some lose, right? Uh, the pen, I guess, depends how sharp your teeth are and how big you are and what you’ve learned in life. You know, that might work for you. But imagine the opportunity to be in a completely blue ocean where you’re not being surrounded by every person that thinks they want to be a real estate investor, or every person that went to a seminar and says, oh, I’m a real estate investor now, or a hard money lender. I’m ready, let’s free. Right. And be able to have direct to seller conversations with people out there in the blue ocean, not surrounded by all of these people online marketing, and what I’m gonna show you today absolutely gives you that opportunity. And it’s the reason why we are able to do what I did with so little, because when done, right, those leads are coming to you, they’re coming warmed up and hot and ready to do business with you.

Speaker 2 (00:36:12):

Right. And so this is huge for us in the real estate arena, right in past when that lease my big promise, the big aha promise for you guys on this masterclass is that if you do it right, I promise you that you will learn how to do it right today. Right. If you do it right, you’ll never have to cold call again. And that’s my super promise to you guys about today. All right. So results proof, right? Why should you listen to me about all this? Well, if you’re here because of my work, you’re here because of the online marketing that we do, and please don’t hear this as, um, as I want to brag, it’s hard in these sales presentations, presenting, why someone should hear you or not hear you without scent sounding like you’re bragging, or you think you are something special. I don’t, I don’t think I’m anything special.

Speaker 2 (00:37:02):

I think that I’ve been very lucky in my life to have the opportunity to work and learn with people that knew more than I did. I’ve taken that as one of my core core beliefs, right. And in the process found Peter and Julie, and we did this and we, and it turned out that we all believe the same thing. And we created from that core belief, a partner-driven and the, and, and now you’re here with me, right? So not only that has all of the online marketing things that we did work for my countless clients, for the plus and revenue that the inf and so forth. But it has been 100% proven here at partner-driven and proven with the likes of a Peter, eh, Vexcel mint and a Julie muse, which frankly, again, I count my blessings. It’s not something that you get to do on an everyday basis.

Speaker 2 (00:37:56):

Right. But so not only has it worked for me, it has worked also for, for partner driven, right. And everything that we’ve done. And we’ve been able to share what we’ve been doing it with you guys nationwide, which is CA, which is all of our dreams come true. Right. Um, here’s a picture of me in a masterclass. We were teaching, I think that day we were teaching Facebook optimization, um, Peter and Julie, right? Like literally these guys, their passion is to have as much to impact as many people as possible to have greater wealth and to have greater freedom in their lives. And as we’ve been able to implement all these strategies, we’ve taken these dreams, our dreams to reality, to being inviting you guys at hundreds at a time to come with us here in Atlanta and be able to pay for all of that and have all of everyone here together so that we can change lives together.

Speaker 2 (00:38:53):

And that’s, what’s been happening here with partner driven, but it’s not, it hasn’t only been from the financial perspective. It’s also been from, from a lifestyle perspective. And you know, here on the left for you guys that can recognize the dude with the glasses up here, that’s Ben Howardson. He is our resident genius that developed deal driven. And this is us together at a, at a music festival here in Atlanta last year, um, here in the top, right? You see the three partners, Peter Julian, myself, and our beloveds. Chelsea could make it with me that one trip. But we were down in Puerto Rico, meeting a bunch of other, uh, potential partners and real estate investors and having the time of my life, but not even just in the real estate perspe perspective, but even here in the bottom right-hand side, you can see me, it looks like I’m doing karate or something.

I think we were doing Tai Chi and I’ve even been able to use these skills to help create and fund my passions. So here in this picture, we were doing a men’s retreat that because I was able to build a website rope in the people, send an email out and get people to come through that we were able to, to realize, and we’ve done them now for four years in a row. And it’s an incredible, it’s just another way that I get to enjoy and give back to community with the skills that I have learned. Right. And beyond that has been all the people that I’ve gotten to meet through with partner-driven all the partners you can see. Here’s just some pictures of one of our live events. Hey, remember when we had, I have events, don’t worry. We’re going to have them again. The time will come.

I can not predict when it’s going to be apologized about that. Uh, I mean, we’re blessed that we’re going through this at a time that we have the technology that we have available to us today so that we can continue to impact lives, connect with people and make money, build wealth. Right. And so, and so that kind of gives you my backend story of why it is that, that, that what I have to give to share with you guys today is going to be so powerful and impactful. Right. So it’s time again, are you guys ready to move in? Are you guys ready to dive into the actual content right now that you can understand the bridge where we had to go to get what we had to get, what we have found out to be able to give it to you? All right. Um, it’s really important to ought, to be able to understand and know that because that’s, when you begin to value what it is that is being handed to him.

I don’t know how many you guys have kids or parents. Right. And I, by no chance by no means, am I trying to compare you to your children? That would be very offensive, but I have kids. And I know the difference in I was a kid wants to, and I know the difference when I understand the value of something that’s given to me. And when I don’t understand the value of something that’s given to me, when I don’t understand the value, those one ear out the other, when I understand the value of it, then I can see how it might be a value in my life. And, and then, and then really pay attention and take action. And I hope that that’s what we’re able to do, uh, through this presentation. All right. Okay. So we’re about to get started. Um, I don’t know if I’ve seen enough people shout out that you’re still here with me, right.

I am not above that, but this presentation comes with a serious warning, super serious warning, especially if you’ve been doing this for real estate for a while. Okay. What I’m about to show you is going to change how you look at growing your real estate business for ever, okay. Now, if you’re the kind of person that you hear that, and you say, heck yeah, I am down for that. Then, then you’re in the right place and continue to, to shout out for me because it will change that if you’re the kind of person that’s just like, oh no, I kind of liked the speed I’m going there. I kind of liked the amount of hours. I kind of liked the results I’m already generating. Then this presentation is not for you.

Right? But this, this presentation is not going to make sense. It’s only for those that want more. Um, so here we are, my friends, we are gathered here together to commemorate the death of cold calling for our community. Can I get some claps on that? I mean, like, I know it’s a solemn moment. Uh, someone has died, but man, are we happy to have this conversation with you? Right. Because what I’m going to cover today is going to be three very simple secrets. Okay. And, um, is that we’re going to go through and at the end of it, I promise that you’re going to understand how it is that you can do real estate without ever having to cold call. Again, even if you see it, even if you’re not technical, even if you don’t have a big bank account, even if you’re in Alaska, it doesn’t matter.

Speaker 2 (00:43:47):

My friends, these, like I was in Costa Rica, right. These secrets are going to work. Okay. So secret number one that we’re going to be going through today is number one is how to ethically use social media to get exclusively hot seller leads, contact. You make sense, right? Don’t want to cold call them. We’re going to have to get them to contact us. Good news. It’s going to be easier than you think. All right, secret, number two, we’re going to show you how you can, 100% automate all of the followups, right? For your leads so that they can call you back. I, what, I mean, a hundred percent automate all of it. Guys. I’m talking about emails, texts, every which way that we can get to them to come back to you. And they be the ones that say, heck yeah, I want to talk to Rafa.

Speaker 2 (00:44:38):

I want to sell my house. Right. I need help. And then secret number three, how you can close an extra two to five deals a month with a fully automated system without having to cold car hold call ever again. All right guys. So in this presentation at the end of the presentation, that’s the net goal, right? We’re going to look at how you can begin to automate this process fully. So it’s two to five deals a month. Okay. Well, if it’s not two to five deals a month, one to three deals a month, you can’t fail when you’re feeding this engine that I’m gonna share with you. You just can’t, it’s impossible unless you’re, you’re not willing to pick up like losing them will fail at that point. You’ll fail 100%, of course. But if you have a heartbeat you want to close deals, this system is fail-proof.

Speaker 2 (00:45:29):

All right. So let’s start with secret. Number one, how to ethically use social media to get exclusive hot seller leads to contact you. And so, and this is a little bit of a misnomer. It’s not just social media, but it’s social media ads. Right. And a lot of this stuff that we’ve shared with the community and train with the community in the past, we haven’t really gotten into app. Right. Um, and it’s, and I’ll share with you why. Right. So, and one of the main reasons is that a lot of people, or some people think right, that online marketing, it’s just isn’t for small businesses or individual solopreneurs. Right. And that the fact is that it’s just way too expensive for small people to do it, uh, effectively. And that because of that, they’re not going to do it. Right. Tell you a quick story about how I discovered that was a whole load of BS or the second time I discovered that was a whole load of BS.

Speaker 2 (00:46:28):

So I kind of already told you my first story in Costa Rica. Right. And that’s when I came, got clued to all of this, right. Well, I became super clued to the power of this, uh, through it’s funny, eh, weddings, it’s funny, I’ve mentioned weddings earlier today, but let me tell you how that happened. Right? So at the time we were building Google ads and running ads, Google ads, and man, where we killing it, we were killing it. It was wonderful. Everyone’s everyone was making money, but then little by little big, bad Google came and play and raise the prices on the clicks, raise the prices yet no longer where we were. We having a 5% return on investment, 300% return on investment. And now we’re fighting for 30% return on investment, 25% of return on investment, which frankly, any investment banker would tell you, take it, take it, take it all.

Speaker 2 (00:47:24):

They done put money down. But when you’re little like us and, and how we were a, you know, you really want to maximize your power. Right? And so here I was watching the doors close on online marketing, as I thought, as I knew it. Right. Which was Google ads. There’s no way shoot. I had a catering company that I worked with this specialized in weddings. And so they were, they specialize in weddings, but we could, they could no longer afford the paper clicks, Google ads to drive traffic to them. And so this was heartbreaking for me because number one, it meant that my friend’s business would have to shut down, right. Or they’d have to lay off a bunch of people. And two, it meant that he might have to lay me off if I didn’t figure out how to generate more leads for him.

Speaker 2 (00:48:14):

Right. And so I started looking and said, well, what are my other options? What else can I do out there? And that’s when I came across social media ads in the power of them, right. And social media is so different than it in Google ads where you’re bidding for a keyword in social media, you’re targeting individuals, you’re targeting demographics. You’re targeting interests, likes all sorts of things, including if they’re recently been engaged and I’m like, no way are you telling me I can bid to put my ad in front of people that have recently been engaged just by going click, click, click, click, click, and sure enough, we put that experiment to play and found out that, uh, that we were very full at it when it cost us, it reduced our cost by at least 75% from what’s happening. What was happening in Facebook, in Google and Peter and Julie and myself have gone through another similar journey of that nature, where our costs went up too high in pay-per-click. And as we moved, looking for another areas and we started messing around in social media and social media ads, that’s when it really exploded right. In the rocket fuel and knighted. And, uh, we’d launched to where we are today.

Speaker 2 (00:49:38):

So in that process, guys, I realized that I could straight up target anybody I want. It’s incredible. Not only can you target people by geographies, anything that you want to do, you can target by interests. Right? You know, some of my, some, some of you may be asking to say, well, how do I make sure I’m targeting homeowners? Well, one of the strategies that we learned straight from Facebook is that you can target people that are into the big shop, home improvement, places like home Depot and Lowe’s and things like that. People that are actively taking care of their properties. Right. And so much, so much more. I learned how I can target people based on the apps they have downloaded. It’s absolutely amazing. The level of targeting that’s out there. It is for you guys are a little, technophobes maybe close your ears. It’s scary.

Speaker 2 (00:50:26):

It’s straight up scary how powerful, uh, targeting can be. But with great power, not only comes great responsibility as they say in Spiderman, but it also could usually it would come with complexity. Right. And in targeting over, over some time has gotten a little bit convoluted. Right. But what I’m gonna show you here today in a little bit is how we found out and fine tuned it, and we’re able to simplify the profits. So it’s basically, it’s, it’s, it’s a no duh win all the time. Right. And so I started generating lead campaigns left and right. For everything for, for, for roofers, for catering, for, for hot seller leads. Um, man, what’s some of the weird stuff that I’ve generated campaigns for, uh, for, uh, for, uh, uh, parts that are no longer created, uh, for this big company, fricking nine figure a year company, uh, campaigns for printers.

Speaker 2 (00:51:20):

I mean, you name it, we have messed with it. Um, and, and we S but that wasn’t enough for me. We also began to work with other marketers that were specializing in our specific area. So one of the things that we’ve been doing for the last few months here at partner-driven and more than few months has been, we’re almost going to be close to a year, is that we have been going at connecting with the best of the best in our industry. Right. Why? Because we’re not done learning. Like I mentioned earlier, I don’t think I have all the answers for everything. Oh, sorry, sorry. Um, I don’t know everything yet. And in that process of going out and reaching out to, and working with other investors, my goodness, have we found the secret sauces that are working in are killing it across so many different markets, um, is absolutely unbelievable, but the here’s the thing as if it was just me that has had the success, you’d be like, okay, well, Rafa, did this look, I mean, he had to figure it out in Costa Rica without internet.

Speaker 2 (00:52:25):

I mean, I’m sure he can do it. Uh, but it’s also worked for other people as well. So I want to show you so this, so this is not an embarrassing picture, but this is something that you guys really want to start paying attention to here, because these are examples of paper of Facebook ad campaigns that we are running campaigns for, with users to generate exclusive motivated, highly motivated, hot seller leads for all across the nation. And these are just some of the examples, right? Once we figured out the simplicity of tracking, we were able to begin to generate leads at, as you can see, these are just starter campaigns and test campaigns that we did 20th pop, 30th pop, you know, 20th pop again, around the 20 mark. We seemed to hit a lot of times, um, $10, a lead $16, a lead, uh, $30 a lead, uh, $24 a lead.

Speaker 2 (00:53:17):

I mean, we can basically drop into any market and generate these leads at these very, very low price. Okay. If you think, if you’re thinking it’s like, huh, well, is that a low price, rough home. Uh, are you trying, what, what are you saying is $10 a liter $20 liter, $30 a lead and low price. Let’s just do some simple marketing math together to find out. All right. So let’s say you’re paying $30 a lead. That was the highest that you just saw, right? That’s about as high as we get, uh, we’re working, we’re really working on always optimizing, making it lower. At the end of the day. We don’t care about the cost per lead. We care about the quality of lead in how many leads it takes for me to close the lead and close the deal. Because as you’re going to see with this math, you’ll realize how powerful it is.

Speaker 2 (00:54:10):

If we focus on really high quality leads. So let’s say, let’s say I buy a hundred leads, $30. What’s my cost. $3,000 profit, no need to type it into the tech, uh, the chat bot area. Um, yeah, that’s right. It’s just $3,000. Right? And if you were an absolute newbie that had absolutely no idea what you were doing that had no support, that it had no money that didn’t know a good deal. If it slapped him across the face. Right. And it took you a hundred, really good lead to get one deal. Let’s say it’s kind of like that type of dire Strait situation. Right. Which I know many that I know that you’re not many of you guys here, especially if you’re a partner you’re completely supported by us. Uh, but even if you’re new, you’re not, it’s just, it’s this stuff is not that hard.

Speaker 2 (00:55:01):

If you have a hundred great conversations to have, you’re going to close multiple deals, not just one, but for marketing math purposes, we’re going to say one deal, right? And let’s say that deal is worth to you. At least the $6,000 now, Rafa, how did you go up to $6,000? Well, guys, that is such a bare minimum number. Um, you know, as we’re doing this stuff and putting these presentations, we want it to make sense. I don’t want to BS you guys and blow smoke. Uh, where does it need to go to, right. We want it marketing math is to look at things realistically as well. Right? Oftentimes when I’m trying to figure out if something is worth it, I try to look at the extremes at the extreme worst, worst case scenarios as some people call them, right? So $6,000 for. That’s just like the absolute minimum, right?

Speaker 2 (00:55:50):

It wholesale deal, average wholesale deal in the United States is going to generate $7,500 for you. So it’s like it’s above that. And that’s just starting. We have partners nationwide are in the five figures, a deal in the, in the tens of thousands of deal. And even more if, especially when you take into consideration, not only the quick flip and wholesale opportunities, but then the full rehabs and renovations. I mean, we’re really talking about five to six figures of profits, but for marketing math, let’s use $6,000 as our like bare minimum. All right. So I really am a bad at this. I had a hundred leads. I spent $30,000 on it. I was so horrible that I was only able to close one deal and I hadn’t learned how to negotiate yet, yet from Peter. So I only made $6,000. Right. That would mean that you made a hundred percent return on your investment immediately.

Speaker 2 (00:56:48):

Imagine if she can do that over and over again for you investors out there that, that have been studying this, or I’ve been doing this for some time, um, you understand the concept of speed of cash, right? And the ability to flip it over and over and over and over again today, your money is probably sitting in a bank account or in a CD or something like that. And you’re not flipping it. You can’t flip it. It’s sitting there. And the returns are in the single digit percentages over a year here, we can see in simple math marketing that by using Facebook ads, you could actually get a better return on investment than almost anything that you can do. And guys, this was one of my huge Haas, right? When I realized that marketing it wasn’t Robert Kiyosaki was right. He, because he, he, he, he told me in his book, he like, he was like whispering in my ear.

Speaker 2 (00:57:44):

He’s like, dude, the biggest return on investment is in marketing that even an idiot and excuse my language, right? Uh, can go spend $3,000 and make a hundred percent return on investment without really knowing what they’re doing. And guys, when I, when I figured this out and I learned this man, it was like, I had just found the holy grail. Um, I don’t know how many nerds we have in the crowd tonight. This is a Monty Python in the search for the holy grail. When me and my son, uh, favorite movies, it’s just a stupid, silly British movie. Uh, and they’re out going out there. It’s king Arthur and his Knights going out to find the holy grail, why there’s a holy grill, provided miraculous powers to who have to whoever had it. And that’s exactly how I felt when I’ve realized that marketing was a better investment vehicle than anything out there on the market.

Speaker 2 (00:58:47):

Absolutely amazing. And guess what, how many people have realized that, or even mentioned them look at marketing as an investment. Very few. I know I’m not the only one that has learned this. I’ve learned this from greats, from people that I learned it from. Um, and it’s in that same spirit that we continue to pass along this information, right? So we found the holy grail. This is crazy. Online marketing really can be a absolute game changer for almost anyone and everyone, particularly real estate investors that no longer have to compete with other sharks in the sea and actually start generating hot seller leads. Or they’re super motivated in that only are talking to you, right? You got to agree with me. That sounds good. That is, that is the dream. Right? But you might be thinking you might be one of those people that likes to think.

Speaker 2 (00:59:38):

And I, and I love those people because you’re like, all right, what if right? What if, what if we’re in a pandemic as we find ourselves today, will this work during a pandemic? And guys, I don’t, I don’t speak about this lightly because I have great sorrow for the loss of life that’s taking place in our country and in our world, uh, the economic losses that are being taken by good people that have worked hard their whole life, right? We’re definitely facing something that we’ve never faced before. And if you were to ask me or Peter or Julia, this question eight months ago, we wouldn’t be able to give you a hundred percent answer because we didn’t have to be honest and say, listen, we haven’t gone through one. We ha we don’t know. And as I mentioned to you earlier now, we’ve, we’re, we’re five months in, into the lockdowns and reopenings of the United States and the rest of the world.

Speaker 2 (01:00:41):

And man has art business continued to grow. Do you think there are people out there that need help? They do. If you have to go out and help and serve people and help to solve what they thought were impossible problems to solve, because imagine the product kind of problems that people are are having, and you’re able to give them hope and opportunity, give them cash for their hard earned assets so they can use it to launch themselves in their, in their next life. Then you are helping the community. This is a win-win situation. And I can tell you with God’s honest truth, that absolutely it works during a pandemic and it’s working like crazy. It’s working better than any other business that I’m involved with or connected with as an online marketer and a high-end consultant. As I am, I am reached out to by countless company like, Hey, what’s working, what’s not working.

Speaker 2 (01:01:37):

What are we doing? What is not doing? And guys, there’s a lot of people struggling. Guess who’s not struggling. Partner-driven snatch the roiling, our partners, aren’t struggling. Real estate industry in general is not struggling, frankly. There is an over demand out there, right? So for us smart people that can get our way in there, get the direct relationships with sellers. We’re going to win every time. Right. So, okay. What a pandemic? What if the work where I live right in my market, right? Um, I know that we have partners checking in from all across the nation. And it’s really one of my greatest pride that we truly, we, we have people in Alaska. We have people in Hawaii. We have people in New York. We have people in Florida and all across the, the, uh, the mid states of our great country. And one thing that we have proven over and over and over again is that if it’s you’re in a rural market or an urban market that this works no matter what, and online marketing is like the final great equalizer, you can reach those hard to reach places that otherwise would not be able to do.

Speaker 2 (01:02:45):

So the answer is, yeah, it works in every market across the us. Right. All right. What you might be thinking to yourself, huh? But you know what? I’m a solo preneur. I’m all by myself in this world trying to do this. I don’t have a lot of money or budget. I have studied, I have a heart for this. I have a strong why I want to be successful. And I know that this is not what this webinar is about, but I check in, do a quick check right now, guys. What’s your, why? Why is it that you want to be successful? Why is it that you want to break through what other people said can’t be done. Right. And because if you have that, why right. Then, then you will go out and do it. But it does feel like this sometime. Doesn’t, it, it feels like you’re in the middle, all by yourself.

Speaker 2 (01:03:30):

Right? The truth is that that’s exactly how we started too. That’s exactly how Peter started to that’s exactly how Julie started to, and it in these marketing strategies, especially when you can do what we’re doing today, God, oh man. If we only had what we can do now, uh, 20 years ago, um, I wouldn’t be sitting at this house. I would be sitting at my house at another house, overlooking the ocean, even though we’ll be getting that one soon. I hope. Um, but yes, this absolutely works if you’re a solopreneur. And actually it’s the, like I mentioned before, the great equalizer, it’s also the great equalizer for the big and small, because guess what adds ads. Because if you’re out there, they don’t know if you’re a bigger, small country company, they only care about your professionalism, your follow up in your personal life. Personality.

Speaker 2 (01:04:22):

Are you trustworthy? Are you likable? And can you come up with a solution for me? Right. And so, because of that, the internet then provides us the ability to go fight Goliath. Like when I started selling Google ads, guess who wants my competitor, Google? Now I didn’t beat Google, but I was able to, but I was able to win and make a fantastic life for my self, uh, by, by them when and where I can, where it made sense. And basically it’s being the best help for the, for my local people, the people that needed the help. Right? So here’s the final truth guys on secret. Number one secret in that is this right? That generating motivated seller leads online is absolutely the best and easiest way to do it. Now I know there’s a big, bold statement and I can only do, because I know I’m sitting online with all bunch of our partners that can tell me all rough.

Speaker 2 (01:05:22):

I know what you’re talking about. A, we, we go driving for dollars. We pick up phones, we sit, we sit down and write letters, right? We sit down and cold call and try to knock out 20, 30 phone calls a day or more. Right? And so there’s only so much bandwidth. There’s only so much you can do. And because of that, you’re limited to your success, right? You want to grab your success and roll it into the, the, the, the pot full of gold at the end of the rainbow. And that is what Facebook ads are. And especially how we are going to be teaching you guys how to do it because it’s so incredibly cost effective and nothing beats it. I don’t care. I know we could have a round of experts on here. And I know that that will, that, that would it be honest, like, oh no direct mail boss, man. There’s nothing easier than closing people that reached out to you because they want your help.

Speaker 2 (01:06:21):

There. Isn’t all of that convincing and all that stuff that you had to do on the front end. You don’t have to do anymore. And that’s why, in my opinion, Facebook, social ads are always going to win. Right. So, all right. Secret number two, how do 100% automate the followup of all your leads so that they call you? All right guys, especially, oh, embarrassing picture alert. I forgot about that. Here we are again with the internet marketing brother in the middle of the jungle, right? PA with no money, scrounging money paying for leads. And the best that I could do was not good enough. Here’s some hard truth guys. For a lot of you, you probably think the follow-up is hard and it takes an impossible amount of time. Right? If you have ever had that thought, please be honest and go ahead and type in yes.

Speaker 2 (01:07:21):

In the chat bot area. Okay. Because, and if I, and if you don’t that I know you’ve never even thought about followup because of course it’s hard. It’s, that’s what makes it valuable. Other people don’t do it, your company competition doesn’t do it. Your competition isn’t writing the, the handwritten letters or it’s, it’s, it’s our follow-up that really distinguishes us as a trusted resource. Right. So, but because we have that in our head that, well, the only one to do it is super hard and with an impossible amount of time, but I don’t have what happens is that, even though that we know that the riches are in the follow-up 95, 7% of people and, and guys, I don’t wanna embarrass you. This is not just you guys and investors. This is like regular freaking companies, 97% of companies don’t follow up on their liens after three to four weeks.

Speaker 2 (01:08:15):

Isn’t that crazy? I mean, like if you were a business owner and you spent seven figures in generating leads and your salespeople, aren’t following up on this stuff because it’s too hard and it takes too much time. Well, if it’s true for them, I know that you have felt it as well as a solopreneur. Right. And so here I am, you know, let me tell you a quick story. Again, the internet marketing brother, I’m out there, I’m paying for these liens and I didn’t follow up. I would fall don’t let me rephrase that. Of course I followed up, but what you and I think is follow-up, it’s not follow-up okay. So I picked up the phone and call them once or twice or three times, you know, over a week or two that’s that’s great. Send them an email two or three back then. I wasn’t, we didn’t even have texts or maybe you did have texts.

Speaker 2 (01:09:04):

We didn’t have it in Costa Rica. So I wasn’t sending texts to people. Right. And it was crazy because there was basically an even though I was being successful, mind you, this is crazy that even though I was using it to success, I was still completely thrown away. So all of the work that we had done, and it was so, so, and it wasn’t heartbreaking then, because I didn’t know, but these are, this is part of growing up, knowing what you do, knowing what you didn’t know and taking it on the chin and going like, okay, that is not okay with me ever again. I, I can’t, I CA I can’t do that to my family. I can’t do that to my partners. Right. Um, I have to figure out how to do follow-up. And so, as I mentioned, I spend money on ads. Uh, we called once or twice.

Speaker 2 (01:09:53):

There’s some emails at the end of the day. All I did was lose money in time. Um, eh, because I wasn’t consistent. And then that, and this is the key. This was, this is what eventually kind of unlocked. The key for me is that when I was being manual, when I’m going to try and do everything manually, it’s impossible as a solopreneur to be consistent. There’s so many responsibilities. And at any given time, something can be dropped, right. And that’s just the fact of life. And we know that to be true. Our job as entrepreneurs is to minimize that right. And one of the first things I learned and I learned the hard way, and it costs me in the five figures to learn on my own was that when I do things manually, I’m not consistent, which means that the results aren’t going to be consistent, I’m going to make the steaks.

Speaker 2 (01:10:40):

And frankly, I’m not going to do it the way it’s supposed to be done. And that was the absolute truth. So we had to figure out what to do. And this is when I had my, my second aha, and the super secret that I want to share with you guys today. And by the way, if you’re following me, I’m to show you all of this here in this presentation is it’s really crazy. What’s going on, right? Is that when I discovered that I could automate the whole thing, do you mean I don’t have to follow up and send an email one day after a three-day after is five days after I don’t have to, uh, call them back and forth to schedule an appointment and figure out, oh my God, do you have an idea? Any idea how much time I’ve wasted in my life, trying to figure out what time we’re going to have the meeting.

Speaker 2 (01:11:32):

It’s absolutely incredible. Right? And it’s just that time, it’s time. It’s money is everything. And it dawned on me through the technology and everything is taking place that I can automate it. I can super, super automated right in, and I could automate it for all sorts of things. Imagine receiving people. And so, Hey, hit guys, this is part of a sneak peek of something I’d be showing you guys imagine that’s your people, as your leads are coming in, and they’re coming in at different, uh, different places in your pipeline, right? They’re listing your calendar. Being able to automate all sorts of different followups based off where they are in a conversation with you. Right? This is what technology allows us to do. Imagine that in what are we automating? We’re meeting how people communicate today, right? We’re automating texts. SMS stands for actually, I don’t know what it stands for, but it means the tech stuff.

Speaker 2 (01:12:28):

Right. And imagine, you know, everyone gets her texts. They look at it and stuff. They just filled out your forum, hit him on a text. Oh my God. I was just looking at properties near your area. I think your area would be a great fit for me. Would you like, I’d love to be able to get on a phone call with you, right. And have them text you right back to your phone without you having had done a thing that’s true with emails as well. It’s absolutely incredible. Not only just do SMS and emails, but you can even automate appointment scheduling. Right. Which as I mentioned, just a few minutes ago, I mean, it’s like the, the crown of this whole thing, because the amount of time that people like us waste on this is ridiculous. Imagine if you didn’t have to waste that time on that.

Speaker 2 (01:13:16):

And all you had to do was focus on closing and guys, my partners on this phone call, what does it mean when we’re closing, please write it down. I’m going to be going to be very sad if we don’t know what it means when we’re closing. Right. Because yeah, absolutely. Thanks guys. Because as we’re closing, we’re making money. These are called money activities, right? We get stuck all business owners, all entrepreneurs get stuck on non money, making activities, sending texts and emails and stuff that actually are money-making activities. But organizing all of that stuff and setting it up and writing all the emails and texts that is, that’s not your job is to be having appointments and getting deals under contract so we can figure out how to monetize it and monetize it fast. Right? So imagine your hands being completely untied to do this, right.

Speaker 2 (01:14:14):

I mean, this is absolutely incredible and crazy, but as I learned all of this stuff, and you guys have been at the receiving end of some of this marketing automation, and as we’ve been learning all of these different things, I realized that it was still really hard. And I know you’re like what Rafa? I thought you were encouraging us. You’re going to tell us that everything was hunky Dory. I’m like, no, I’m not. I’m going to tell you where things are hard, where they’re hard. And I’m going to tell you what, where the easy path is when we find it. And we identify it, which is what today’s presentation is about. Because what was happening was even though I’m super technical, I have the T the years and years of online marketing experience that allowed me to do this ADA and discovered automation. I still had to connect all of these different systems, right?

Speaker 2 (01:15:03):

Put them all together and make sure that they’re speaking and talking and that the appointment was put on the CRM and that the CRM send out the email. And God forbid, I have an issue with this stuff that had been working in the past. I hadn’t even figured out how it was going to integrate SMS, right. Too many systems. Right. And even though it worked for me, right, I couldn’t easily more people. And this was really heartbreaking as all of the work that we’re doing. And as I’ve mentioned to you guys, I mean, we are partner driven to the core and everything that we do is for our partner. And for the last year, we’ve been trying to figure out, crack the egg, how we grabbed this incredible systems that we’ve built over years and years and years of blood, sweat, and tears. And in some cases, hundreds of thousands of dollars of development right now, I’m not kidding.

Speaker 2 (01:15:58):

Um, you know, how can we, my students such a way that we could pass it on, right? I needed to find a way that, that I didn’t have to build multiple different systems so that, so that you, my partners or the people that we work with could have access to, to this technology that was just point click and never have to deal with it again. Right. That was the super challenge. Right? And that’s when I discovered the all-in-one tool and service, I’m about to share with you guys today. And as you can imagine, it has changed. Everything absolutely changed everything. Right. But it hasn’t just done it for me. Right. We’ve been using these tools and we apologize that this is the first time I say, I apologize. This is the first time you hear about this. This is our first time that we share this with you guys to the public.

Why? Because we’ve been working really hard to put this together and make sure it works before we get it. We have in the past, tried and done things that weren’t perfect. Right. So we started beta testing, right? And we started beta testing with some, uh, some real estate investors across the United States and said, okay, let’s see if we can use this all in one, set up for you system, right. That they just have to point and click. And actually they don’t even need a computer. Everything happens on the phone and see what happens, right? So we’re still in the beginning of the beta tests of all of this.

And we have some really great case studies, but here’s one that I like to bring out. Um, this was, uh, when a real estate investor, Brendan, who was one of the first beta users, kind of jumping into the system. The first two months, he made a total of $52,000. Now this guy knew what he was doing. He was like, what? You can set up leads for me to spike and close. Uh, please I will take that because he had already learned how to close. He already, he already knew what are the steps needed to monetize. He just needed to feed the engine. And by being able to turn on social media ads, do the targeting that we’ve put together so far and be, and, and I think this is the super key automate all the followups. He was able to make $52,000 just the last two months.

Right? But not just Brendan guys, we’re testing this thing left and right up and down, we really had to have a super gut check as ourselves, as a company. Right? If, if we were going to ever try to do this online marketing stuff that we, that we do it in a way that’s going to be 100% freaking solid. The ship has to be able to float. We cannot, we cannot have a ship with leaky holes in it, because then, uh, the same is through, we all rise. We all rise. If we all, if one falls, we all fall and we were not going to do that. So Julie decided to become one of the beta testers as well. Right. And you guys know how busy you keep Julie, do you think Julie has time to go do her own deals? Um, the answer’s yes. The tr she does.

Speaker 2 (01:19:22):

Um, why? Because she’s a fanatic about it. She’s like, you know, we, when we have our weekly meetings and we sit down and sh and you know, one of her goals every time, is that okay? How do I slice up a little bit more time to go do my own deals? All right. I love it. I love going out there. I love helping people. I love doing deals. Right. But you can only imagine how busy Julie is doing the hundreds of deals that we’re doing with partner-driven with you guys all across the nation. It’s absolutely crazy. Right. So if I’ve ever met anyone that didn’t have an extra second in their life is Julie muse. And so she came on right at as a beta partner, and we’ve been running these Facebook ad campaigns. I showed you the screenshots earlier, but the cost per leads that happening, she’s just over the moon because she knows how much exactly it costs to generate these kinds of real hot qualified leads in your area, targeted to your area.

Speaker 2 (01:20:18):

Right. And in the first two months, right. All on autopilot while she’s dealing with all of our other deals while she’s with all of you guys, which is our passion, I don’t mean to sound like it’s a, it’s a burden. It’s really is our passion. She, on the side generated 65 leads has got four deals out of them that she’s working them. They’re all look like they’re going into serious closings. Right. And she’s just over the moon. And I was like it. I was like, Julie, what do you think is the number one thing? What is your favorite thing about this? She’s like, well, listen, Robin, you know, I don’t have a lot of time, but this is important to me. I have to be investing. I have to be out there. God, Peter, Julie, myself, and the rest of the team. We, uh, poor.

Speaker 2 (01:21:04):

We hate those coaches that are out there that haven’t done a deal in two years, what a horrible waste. These people are in our industry. Right. And we in a partner driven, some of the gecko is not that we are doing deals for them. Right. But in addition to that, we have to do even more because we need to stay on top of everything with you guys. Right. And frankly, who doesn’t want more money, you think Julie likes more money? She does. I know. Um, and so she’s like, Rafa, get me in here. Cause we did, she generated the 65 leads. She’s got four deals running from this and just two months. And just the first two months is we’ve been beta testing, all this. And she says to me, Rafa, my favorite part is that this is not only 100% automated. I literally haven’t had to write one email.

Speaker 2 (01:21:57):

Didn’t have to write one text. It’s all 100% set up and put into place. I didn’t even have to like do it. It just automatically does it. And I check in and watch all that happen for my phone guys. This is a dream come true for people like Julie, like Peter and myself, and hopefully for the partners. And even if you’re not a partner, hopefully you’re, you’re listening to this. You can see how this is an absolute dream come true. And how powerful this is by these, by these people that are these beta users that we’re beginning to use already. Right. So some of you might be thinking, it’s like, all right, okay. You just showed me some but Rafa good job. But I am not a professional marketer or I’m not a big company with limitless budgets budgets, or I’m not a Julie muse scaffold less.

If, if we could all be a Julie news, right guys, some of you guys might be thinking, look, talking to me saying like, dude, I’m not even on Facebook, bro. What the heck? This is this PO, this can’t work for me. Right? And the truth is guys, when it’s a system that has already been created, all of the information has been written by successful real estate investors. When it’s 100% set up for you, when it’s completely automated, based off of your leads, interactions with you, right? You don’t need to be on Facebook. You don’t need to have big budgets. You don’t have to be a professional market, frankly. You don’t even have to have a computer guys. All of this stuff can literally be run straight from the phone in ways that we have not ever been able to show you or, or be able to offer you guys. And that’s exactly what’s happening today. It’s absolutely crazy because here’s the truth about secret number two. And that is, this is that anyone can do it when the system does all the work for you, who wants to disagree with me on that?

Speaker 2 (01:23:58):

You know that the picture of the guy on the, on the picnic table is like, anyone can do it when the system does all the work for you. Change my mind guys. This is, this is something for a long time has only been available. It’s true. There’s only been available for big companies. When I first started doing all of this work, marketing automation, the stuff that we’re talking about today, just to start out with like $5,000 a month. And that’s before you’ve wrote the first email or try to connect the seven, 10 different tools that you’re going to have to try to connect to all this stuff to make it happen. And that’s just not the case anymore. And actually for you guys to have been looking, you might be saying, I’m like, whoa, I thought that was still the case. That’s what I’ve seen everywhere.

Speaker 2 (01:24:41):

And you’re probably right. If you’re looking out there, that’s what it costs. Well, it doesn’t cost $5,000 anymore, but it costs $800 a month for just the one tool. They have to connect to the 20 other tools to run the Facebook ads and to hire the people that are going to do this and to write all this stuff. And that’s what the rest of the world is doing. That’s what they think. But when you, when we had the opportunity, this was, this is what makes us different. We had the opportunity to sit down, not just ourselves with our company, but then sit down with some of the smartest mark. And I’m going to be introducing you to, uh, to one of them later, later in this presentation, some of the smartest marketers that are out there in our industry and really sit down and look and go, why, why can’t it be all set up and why can’t we have it the way it needs to be and to work.

And that’s what we’re bringing to you guys in this presentation today. But right now, the thing that you need to remember is that you can do this. If it, if the system is doing for you, you can as well, right? And it’s incredibly powerful. It’s a life-changing truth that you guys need to be aware of. And that leads us to secret number three for up to nights masterclass, right? And that is that you can generate an extra one to three deals a month with a fully automated system. Period. If you can automate and run this, you’re going to be able to, you’re going to be able to do this. You just saw, Julie has generated 64 leads, like super part-time like this. She is more part-time than you guys are. I promise you. Um, I think that, you know, I had a phone call with Julie earlier today and I was waiting to get something from her.

I was like, really? I need to know where you’re at with the, with the 64 leads. And she’s like, oh my God, I’ll get back to you. Four hours later, she gets back to me. It’s like, oh my God, I’m so sorry. I’ve been on onboarding phone calls with new partners for the last two hours. I had seven different partner calls or key partners that have deals under contract and needed to get answers, blah. I mean like, wow. Uh, you know, if she works hard, right? And in the, in this process, she’s been able to generate this four deals. You saw Brendan, the generated 52,000 in this first two months. Right? You guys know what we’re doing at partner-driven already in generating deals like this on a monthly basis. Right. And doing it the hard way. Right? Well, or the old way. I don’t know which way I should be saying.

Speaker 2 (01:27:05):

I think Peter might get mad at me, but imagine in a situation where you have a fully automated system doing it for you, right. Do you think that you could be successful? I hope so. Absolutely. And that’s why tonight, we’re introducing you guys. My lead driven, which is I’m going to go through here a little bit and show you what’s going on and what the power is in how you guys can be the first to give, take advantage of this incredible process and system that we’ve put in place. Right? So here it is, right? Some people say secret, number three. Some people say that because I’m a solo entrepreneur or a small business, I can never get someone to do all of this work for me. I could never hire someone to do this, like an employer. Like I couldn’t, I couldn’t like shoot, you know how much your freaking college intern costs, man.

I had phone calls to my office and they’re like, yeah, we just want to learn Bob. I’m like, okay, great. If you want to work, learn, come on over. I’ll put you to work immediately. And they’re like, how much are you going to pay me? And I’m like, this is an internship. I’m not paying you. She’s like, oh, well we were getting, we were told that you would pay us 20 to $25 an hour. I’m like what the, who is teaching our children this information. I don’t know. But they got it wrong. Guess who else gets it wrong? Has it wrong? We have it wrong. If you, because in our brain, we talked about those self-defeating beliefs that we gathered somewhere along the way that, because you’re small, you can’t afford, you can’t pay someone to do it. And that’s just absolutely crazy. Right? And that even if you had a system, you would be the one stuck doing all of the work.

Speaker 2 (01:28:53):

And because you don’t have the time and you’re not technical, you can’t do it. And you won’t do it right in, in, this is kind of where our world is today. When it comes to the, the true opportunities online. If everyone realized how easy it is, if you put your love and attention into online marketing to man break the gravitational pool of wherever you’ve been for the last X amount of years, wow. There would be a lot more people doing what I did and I’d have a lot more competition. And frankly, I’m not looking for, to be in a red ocean. I’m not looking to create ridiculous competition for me, but you guys are in our community and there is plenty of fish to go for all of us. We are nationwide community. And we have the ability if we all work together to be able to implement and put these things into place.

Speaker 2 (01:29:48):

And that’s what we did. And that’s what we did with, with, with, with the system and with my lead driven, right? Because I want you to have to put on your accountant hats here. Right? Right. Because for less than the cost of one newspaper ad, you could have this whole system working for you in the next 48 hours. It’s absolutely crazy. Right? Not only that, this includes all of the setting up of all of the ads, how all of the lead generation is going to be done. You don’t have to have a Facebook account. You don’t have to have a Facebook page. You don’t have to have a Facebook ad account. You don’t have to bottle, blah. You don’t have to do any of that stuff. You don’t have to be on Facebook. You don’t have to have a computer. Um, all of this stuff is set up from you from the get-go, right?

Speaker 2 (01:30:39):

Including all the ads, all the creative, all of the targeting, all of that stuff, right. Then connecting it with all of the follow-up systems guys. Um, you shouldn’t before that, the reason that we have not been able, we failed in the past, uh, uh, being able to offer at scale, something like this. It’s because the level of technology and connection that it knows needed before we, we, we found the secret, the holy grail that we have to share with you guys today, which is crazy. And now we can do it. We can do it at scale. We can do it for all of you guys, anyone that wants to do this right. And understands that this cost, this is less than the cost of any other type of marketing. There’s out there less than the cost of a newspaper ad. Right. Then we can set all of this stuff for you and you never have to worry about it.

Speaker 2 (01:31:29):

That also includes all of the emails and texts. All pre-written right. Even in the past is we’ve taught CRMs. And we’ve in, in, in, in our community, we have people using all sorts of stuff, uh, of solutions, right? One of the greatest challenges it’s like, okay, well, how do I teach that person to capture their voice into emails and texts that are going to get people to convert, take action, call them back and set appointments. That’s a, that’s a tall order. My friends and frankly, Julian hour, when we were talking today, she’s like, Rafa, this is one of the things I love the most about this, right? Because even though I am great in person, and this is one of my super skills, I am not a good writer. I feel really self-conscious about it. I feel really self-conscious about sending emails and texts. And frankly, I either pound them on the front end and keep them, or like, you know, I don’t have, I don’t have written out all of these at the level that we have them now into the system, right?

Speaker 2 (01:32:29):

Because we compiled all of our information and data and experience to be able to do that. Because so even it, Uber successful an investor like Julie, you can still hear that they have their own self-doubts they have their own mountains to go over. Right. And it’s when we partner together, when we all come together, Peter, Julie, myself, the super smart marketers, I’m about to introduce you to, right. And we’ve really started beating this thing up, Ben Howerton from the, from deal drift. And then we create like all of the things that we have been doing, we wouldn’t have been able to do any of us on our own. Right. And so imagine having all of these expertise, not doing that, only just setting up all the ads, connecting all the systems, but of writing all of the copy, the sales, copy that content. And follow-up right now, imagine that that all of this, the system does not require six or seven different tools that are out there.

Right? And it just, there’s just too many variables. You want the best of the best running your campaigns. You want the best of the best writing, writing your emails. You want the best of the best setting up your systems and you want it fully automated. You don’t want to be the one that’s doing it. And that’s the truth about secret.

Number three is that when all of these things come together, anyone can do it including you. Right? And so we decided to put all of this together after the beta testing that we have done after the test that we have done internally ourself, um, blending all of our experience to come up with my lead driven, which is completely going to change how you look at real estate investing and growing your real estate, investing forever these one year. Um, even if you don’t have a computer, right. And frankly, I know that just some of you guys watching me today on your iPhone or iPads, and dude, you should not be ashamed of that. I have very successful clients that don’t have computers.

They have an iPad or a phone, right. It doesn’t matter where you’re at in this process, right. Or why, or what were the reasons that got you to where you’re at today? The opportunities here is where you can go tomorrow with this, right? And so all you need, my friends is a smartphone. And I know if you’re watching this presentation, if you’re with me, um, you, you have a smartphone, you have a computer, you have an iPad, right. Cash in your pocket. If you were able to set this up and run it right now, you’re probably thinking, well, this, this worked for me. You know, I hope that through our presentation and we kind of been going through how it works everywhere, right? And rural, urban, all these things. But man, I couldn’t stress it enough. Listen, this works for you. Even if you’re brand new to investing you haven’t closed your first deal. If you haven’t closed your first deal, please do not hesitate to jump on this new vehicle and opportunity because it can get you there a lot faster. My friends, right? This works for you. Even if you are a seasoned investor, there’s already, that is ready to scale their business, right? What better way to scale your business and to be begin to scale lead generation begin to have be to be able to have people to work.

Those leads have the whole automation for you, right? This works for you. Even if you live in an urban area, this works for you. Even if you live in a rural area, as we’ve talked countless times, you don’t even need a computer. So if this works for you, even if you’re not technical, like at all right, little secret that I don’t know if Julia wants me to say, she’s not very technical at all. She is her genius. Her Sona genius is in her heart, in her ability to connect with people. Right? And so when sometimes this technical stuff just kind of like, oh, can someone just take care of it for me? The answer is, yes, we can. It can be 100% taken care of for you. You never have to worry about it ever, ever, ever. Again. This works for you. If you’re just a one-person business, right?

Because this is the best way to compete with the bigger businesses. You’re not going to compete effectively inside your own shoes. Who’s running around door to door, try to do everything you can on your own, right? A one person type of business or solopreneur needs. Right? So again, marketing math, I like to do my numbers low. I like to make it make sense.
