I mean, it’s a little wacko, how things are coming back. I know it takes a moment, but, um, but we are, we are ready. We’re going out again Friday night.

Yeah. Like that’s like the dichotomy between where Julia is now where I am. She’s kind of on her own land, a lot of space towards the mountains. And I’m like literally looking into the city and I, I actually love both.

No. Uh, so, um, we’re working on putting those two deals under contract, um, you know, as we speak, so we’re to the wise, if you’re ever making seller calls and they said, I’m not interested in selling the house, you’re calling about, don’t forget to always ask. Well, do you have any other real estate that you’re looking to sell? You would be amazed how many deals come about just by asking that simple question, right? It’s um, it’s amazing how some of those deals work like that I’ve even called the wrong number before, right. And asked them if they had another house to sell and did a deal calling the wrong and phone number, which is super crazy. Uh, there there’s much better ways to get deals. I’m just kind of talking about some silly things right now, which by the way, tonight, I’m going to show you how to get, we’re going to show you how to get some deals, um, using our revolutionary technology called deal driven. And that’s exactly what it is. It’s deal driven. It’s led by doing deals. And that’s the whole reason why we, you know, along with, um, uh, the developer decided to put that app out there for you guys and selfishly for us too. Cause I use, I use it all the time.

I’ve been good. I’ve been going four days straight, dead on with healthy eating, working out back to the gym. Awesome. Awesome. Awesome. All right guys. Well, let’s get rolling. And you know, guys, as long as we’ve been doing this, which is a long time, every Tuesday night, Julie and I get on and we, we share stuff with you. We share stuff with you about us, about the deals we’re involved in about our partners, about their successes, about their struggles. Um, we share about things like technology that we’re going to talk to you guys about today, which, which in our opinion, is just absolutely critical. Um, and as long as we’ve been doing this, we have learned that there’s really, you know, there’s really a couple people, um, two types of people that tend to listen to us on these Tuesday night calls. And I bet if you’re with us tonight, or if you’re going to be listening to this in a recorded format, you fall into one of two categories.

Uh, some of you guys are like fully, fully, fully involved with us. I mean, to a point you’re actually doing deals with us. I mean, we are, you know, we’re, we’re a go meaning you’re utilizing, uh, either some of the things we have or all of the things we have, our partners like you’re getting mentored and coached by us on a daily basis. That’s one of the things we do with our partners. Um, you’re utilizing our technology that we’re going to talk about today. Then deal driven app. Um, some of you guys are getting leads as a result of, of what we’re doing. So when you guys are utilizing our money, you know, we’re doing whether it’s fix and flips or quick turns where we need short term cash or utilizing our money to do that. Some of you guys have utilized our construction to do deals and, and, and some of you guys are utilizing all of it.

Speaker 2 (00:10:42):

And some of you guys are utilizing parts of it, but you guys are kind of, you, you, again, we, you guys are, we call you now. And I don’t know if I’ve come up with this term or what you’re, you’re part of the family. I mean, you are really part of the family, cause that’s what we’re building. We’re building a movement, a family, uh, basically partners. It’s a community of partners across the United States. And the goal is very simple. It’s, it’s, it’s, it’s like single focused and that is to do deals, to do them together, make them as much as we can split them down them, split them down the middle. And, and for those of you guys that are partners here tonight, I know why you’re here because I was there many years ago when I was, you know, kinda newer in this business, um, and still am to a degree.

Speaker 2 (00:11:30):

Um, but I was just like, when I found people that I was like jiving with, you know, doing deals with being mentored by anytime there were anywhere I was there. Like I was a fly on a wall. I remember talking to some of my, you know, uh, early, uh, mentors and they’d be like, oh yeah, I’m going to have a meeting at such and such place. I’m like, Hey you, if I come along, like, I won’t even say anything. I just want to be there. You know? And, and that’s awesome. I mean, I got tons of stuff by being as connected and still do by the way. I mean, Julie and I just last week were, uh, two days on a, on a, on a zoom call, just like this with other w w with other investors, with other real estate people with other, you know, real Titans of the industry.

Speaker 2 (00:12:20):

And, and we were learning and that’s what we’re there for. We were listening, we were contributing and that’s very important to do so for those of you that are our partners. We’re so glad you guys are here again. This is just another way for you to connect with us. And you know what, I’m going to tell you, right? You’re going to reset tonight. You’re going to recharge, you know, recommit and you’re going to take it to the next level. Right. Cause that’s what these weapons, these Tuesday night calls, as it relates to you guys are all about as we were logging on. Uh, I know Julie was, I think talking to a couple of you guys, um, and you know, talking about some deals that she stopped, some people that were already on that, some deals that you were involved in, all that that is absolutely awesome.

That’s all we do. Literally, as we were logging on, I was also getting texts from my office about some deals that we’re doing and kind of how we’re connecting the dots with some of our partners. You know, one partner finds one thing and another partner has the ability to sell it maybe. And that’s, that’s what being in a family, being in a network, being in a community is all about. So we’re glad you guys are here. Some of you all, um, so if you guys are checking us out from many, potentially many different perspectives, right? Um, and you kind of like, wow, this is like a, it’s a little bit different. It’s a little bit strange. It’s a little bit unusual. I’ve never seen an organization do this, um, to the level these guys do it. And this is another way that this is what I found.

This is a way you’re comfortable with us. I mean, this is really the bottom line. This is the one time a week where Julie and I get together together. And, and we just talk to you guys. I mean, that’s it, and it’s a way for you to not only better understand what Julie and I are all about, uh, but it’s a better way for you understand what organization is all about, what our people are all about, what our community is all about. Um, and it’s a way for you to just kind of really answer that ultimate question of Jesus. You want to be a part of, right? And, and, and listen, we’re glad you guys are here. We appreciate you guys checking us out. I mean, I do the same thing. Like if I was going to join, um, well even this thing that Julie and I were part of last week, I remember before we committed to joining that organization, Julie literally flew out to, uh, I can’t remember where it was Julie St.

Speaker 2 (00:14:33):

Louis St. Louis. And she spent two or three days with this organization. And then we like sat down and were like, you know what? This is the kind of person and people in community. We want to be a part of. So for those of you that are not in our world yet, we’re glad you’re here. Uh, we appreciate it. Uh, we love the you’re out there, you know, battling this thing out and making things happen and, and our goal. And by the way, we don’t shy away from our goal. Our goal is for you to join us. It is very much for you to join us because as a real estate investment company, for years on end, we’ve had a very singular goal. And that is to do as many deals as possible. And, and it is safe to say that pretty much all of our deals now come as a result of, of our partners.

So before you know, it, we’re out there split and deals and making money. So very, very exciting our guys. So the topic at hand, and I’ll be honest with you. This is like, you know, you know, if you think about this, like, wait a minute, this thing for a long time, like personally, I’ve been at distinct for over 20 years, uh, you know, we’re by no means a new kid on the block, you know, and learn involved in a lot of things because it relates to real estate investing. Um, you know, we do different techniques, we do different strategies. We do different markets. We do w w we do different types of properties. Um, you know, w we, we, as a result of that, you know, ventured off into other things, you know, helping people become successful, you know, developing products, you know, developing technology.

Speaker 2 (00:16:55):

So when you’re at it for 22 years, and you, you know, you’ve kind of achieved a little measure of success, you know, you grow, you expand you diversify, and I’ll be honest with you. And Julie knows this. What we’re going to talk to you guys about today is like really becoming my little favorite thing. I hate what little is not a good thing, but, but, but, but this is kind of becoming my personal really, really like this, this thing that I’m so fired up over, um, you know, and I’ll, I’ll give you, I’ll give a little background, but, uh, on, on our deal driven out in, in, in the background’s very simple, many times things in life come as a result of a certain need, right? Like, you know, somebody may invent that a cup cause they’re electronic. Okay. Hi, did we drink this water without sticking our hand in there and throwing it over our face?

Speaker 2 (00:17:55):

Right. Well, if I were to walk you through the history of deal driven, it, it became, it, it, it, it literally did arise out of a need. Also, you know, we have a partner on the deal driven side, and it’s a good friend of mine, Ben, and, and for many, yeah, for years, Ben and I have had been involved in things like real estate related technology related. And so we had like, like this nut, like about a four or five-year run and then an old wake, the market crashed. And then we kind of weathered the storm there. And then we kind of went our separate ways, but he has been, you know, Ben has always been involved with me. And as a result of that, we became great friends. Like we, um, our families would get together every once in a while. We we’d be, we were both loved playing certain sports. So we got into that. So Ben and I stayed in touch and, um, and then we reconnected a little while back and we started meeting once a week, just kind of grabbing a, uh, a drink at a, at a local place and just kind of chatting things about things. And then when I started realizing, I was like, man, he’s really interested in, in, in, in, in kind of my world again,

Speaker 1 (00:19:13):

But he’s always thought real. Estate’s like so interesting. He’s like, it’s just crazy to me that you can, you know, buy a property, sell it for more money, you know, because I know, cause at the time I do a deal, he’s like, Julie, you have got me to doing these deals with you. I’m like, dude, I know, join our partner program, man.

Speaker 2 (00:19:34):

Well, and there you go. I mean, they’re really, I think, you know, really to the level you’re talking to, maybe even to a higher level, then there’s always been interested in, in, in the, in this industry has always been interested in working together. And so as we started talking, we’d meet once a week, grab a drink. I, we started coming up, like if I was the subject matter expert back then he said like, Pete, if you don’t have this like perfect technology in the Palm of your hand operating from your cell phone, what would that look like? And, you know, at first it was just kind of a, a pipe dream. You know, I was just like, well, I would like it to do this. And I would like it to do that. And I would like it to do that. And after doing that after a number of months, I remember one time getting together with Ben.

Speaker 2 (00:20:17):

He’s like, Pete, I think I could put this together from an app perspective and, and right away, you know, I’m like, nah, I don’t think you can do it. You know, it’s just too many moving pieces. You gotta source too many. Um, so, and I’m not really a tech guy, so at least conceptually seemed to me at this. But what I did say, I say, listen, I want you to let, let’s get together with Julie. Um, and let’s start running things by her. And, and that’s really where deal driven. Believe it or not took off it off at a local bar that Ben and I would meet at once a week get together kind of just kind of brainstorm about what’s possible in real estate. And then after a little while, uh, Julian Rafa got involved and we started meeting with Ben and we just started literally like, you know, it’s like, you know, it’s like throwing a baseball at a smaller kid, right?

Speaker 2 (00:21:09):

You’re like, you throw the ball and he hits it, you throw the ball and he hits it and you’re like, you’d get stronger and stronger. And a kid just keeps on popping them over the fence. And after a while I like, oh my God. And that’s really, what’s, that’s the best way I could describe that initial relationship over the initial months with Ben, we throw all these things at him like we’re waiting. And Julie, I don’t remember if you remember, but I can’t remember that ever been going back and say, well, I can’t do that.

Speaker 1 (00:21:35):

No. And it actually just really blows my mind because I know, I mean, tech is not my business, but I’m like, I didn’t even know this was even polite possible, right? Or that you were even somebody that’s even capable of doing something like this. I mean, the things we were asking to do, the things I’m about to show you tonight are things that I’ve been doing for years, but I’ve been doing for them for years, but it’s taken me. It takes so much time to complete them. Just the efficiency alone of marketing inside this app is, is, is a game changer. You know? I mean, what’s even more so than that is, has anybody on this call to get up? Y’all ever gotten caught in the weeds before? I know you have, we’re like, you’re starting a project and it’s got multilayers and you get going, and then you get frustrated.

Speaker 1 (00:22:31):

Maybe you’re missing a part. You got to wait on this company. You’ve gotta wait on this company. You gotta wait on this. And just the ability to be able to put everything together in one spot to me, that’s priceless, let alone for the cheap process. And I’m not saying cheap, good value. Um, I’m not, you’re not ever supposed to say cheap, right? A $49 a month. And, and you know, that’s another conversation that I want to have. There are some competitive competitors of ours that are, by the way, how awesome products are awesome competitors. And that literally charge a couple thousand dollars just to get started with, with their product. Okay. Um, not knowing my backstory you’ll know that, you know, I basically started with nothing Peter did too. We wanted to create and have a product that everybody is able to afford. So if you’re looking to get started into real estate, just because you don’t have thousands of dollars to get started, you know, for just $49 a month, you can like get your feet wet.

Speaker 1 (00:23:44):

Right. And see, I mean, and that’s what the most important thing is to me. Um, yeah, we’re not making as much money, but I mean, we could be charging lots more than we are, but my whole, our entire goal is to create a valuable product for everybody, not the upper echelons, not people that have thousands and thousands and thousands of dollars to get started, which is great too. Don’t get me wrong. But this product is for everybody now, you know, and, and I’m not saying I have tons of money. No means that’s not what I’m saying, but I can afford these type of products that are out there. I don’t even need to because our product does it all. God are, y’all ready for me to show you how to get deals in your area. Peter, I’m sorry, I’m getting, I’m too excited to show everybody thinks. So,

Speaker 2 (00:24:35):

Um, let me, let me just mention one thing. Um, if you’re already a partner, this is all included. You know, there is no fee. If you’re a partner, if you’re a partner, everything in our world is included by the way. But yet if you’re not quite a partner yet, and like Julie said, and maybe you’re in your way of being a partner or maybe for whatever reason, you’re not going to be a partner. This is the tool that literally from your phone will help you build your whole business. And I’m going to flip this over to Julia here in a second, and she’s going to demo some stuff. Um, she’s actually going to demo one of the highlights tonight. She’s going to demo the feature. That’s generated her nine more deals than anything else in terms of marketing. So like, and Julia hope you spend a second, at least telling how it used to be before this, like the pieces that you have to put together.

You say it. So, um, but I also want to tell you guys that just around the corner, well, not around the corner, literally like every, every corner, like every week, every couple of weeks, we’re putting new features on here. And our next feature that we’re about ready to release in the next two weeks is this app will actually give you the ability to do web marketing, right? Generate leads off social media, like Facebook. It’ll give you the ability to follow up with those leads. Um, you know, like in today’s world, you know, it’s like get with the times, right? I mean, like if you’re not somehow on, on, on, on what we’re doing right now, technology, how did most people, how do most of you guys find this? I bet most of you found us through like social media and web marketing and things like that.

So in today’s world, you have to, um, you almost have to make that part of the world you’re in, you know, you have to make that part of your marketing portfolio. And so our deal driven app here in the next two weeks is going to give the users the ability to generate leads right off of social media, utilizing Facebook. And we have partnered up with, um, um, a technology company that is like, super-duper at it. And by the way, this is very important. Like when I started this conversation, when we developed this, it was from spectrum from a real estate investor like us, right. This is a very important piece. You know, there’s a lot of products and you’ve used them like today, I’m going to give a perfect example. We went out there and we bought like when we were grocery shopping and, and bought like, um, what’s, it’s called like a lemon squeezer.

Speaker 2 (00:26:57):

Right. Brought it home. And I’m hearing the, from, from the kitchen, all my God, this is like a disaster, right. That was made by somebody that probably doesn’t squeeze a lot of lemons. Right. That was just a made by developer that put together with some kind of a lemon squeezer. And to them, that made all the sense. But when you’re like do lemons, this is like, we’re way off topic. Like in my household, lemon, lemon squeezing is important. Cause we drink all these juices and all that, like right away or like this, this thing sucks. Well, this app was developed from a perspective of us, a real estate investment company. We’ve done thousands and thousands and thousands and thousands of deals. And so every everything that we put into this app, it’s like, it’s you gotta have it. I mean, that’s just, that’s it there’s just no like, well, we’re like, we’re, we’re experimenting with it.

Speaker 2 (00:27:49):

So when we started, when we, uh, decided to go with, um, social media, Facebook marketing and lead generation off of that side, which we all know you need, well, guess what we test drove it. I mean, you know, Julie would like, you know, as our developers and our partners started putting it together and generating leads within like say, well, it’s Facebook marketing. So it works. No guess what exactly what didn’t even give it to like some, my blind person, Julie herself was like, yes, like, no, no, no, no, no, yes, yes. We’ve dialed in. Boom. We like it. This is good stuff. We’re getting results. Now let’s release it to the community. So that’s going to be up here in the next couple of weeks to also the ability to generate leads off of that. But I want to flip this over now to you, Julie tech, take it for a test drive. Talk specifically about the marketing strategy. That’s generated you nine more deals than any other marketing strategy. And then what else, whatever else you want to talk about.

Okay. Got it. Thank you. Um, all right guys. So, um, let’s start off. Um, I’m going to explain to you some, a few features and how to market to potential sellers. Okay. Now here’s where I need your help. So go ahead and get your, your fingers ready on the keyboard for me. Okay. Obviously I have already done direct mail. Okay. In marketing, in my area, what I would like to do is showcase one of your areas, somebody that’s here live. I want you to see that this can actually be done. This is not prerecorded or not preplanned. Okay. So please give me your, uh, your city and the state. Okay. And I’m going to do one here in a minute while, while I’m talking. Okay. Um, so in the past, one of the ways that I used to market is I would actually go to a company called ListSource.

Speaker 1 (00:29:51):

And when I would go to list source, what I would do is I would purchase leads. Okay. Not phone numbers, guys, just their, basically their tax records. Okay. Their name, their mailing address, the property address, that’s it. Okay. These leads were categorized in different ways, such as non-owner occupied, vacant, um, maybe some sort of equity filter. Okay. And by the way, every time you add a filter, when you’re purchasing leads, they charge you even more money. Every time you purchased every, the cost for that lead goes up and up and up per lead. Okay. So once I purchase my leads, I receive those into a CSV file or to an Excel file. Okay. I would then take that. Right. And I would send that to my print shop. Okay. Meaning an actual printer. I developed the postcards and we would send those at about, I mean, pretty expensive. Right. Do you have any clue how long it takes to go to all These different plates this many a week? I was for. Okay. Driven

But you know, I want to expand a little bit about what we’re talking about and, and, and, and what she launched into here as we’re talking is the ability to do direct mail. Okay. And this is just one of the features, one of the many features that, that you’re going to see inside Beale driven. It’s, it’s, it’s, in my opinion, it’s a very key feature because, uh, as a result of direct mail, I could tell you, I have personally bought thousands and thousands of deals, but the thing about direct mail is that if you, and, and by the way, we did it the old fashioned way. Okay. So it’s still possible to do the old fashioned way. And, and, and really what the old fashioned way really comes down to. Um, it comes down to either, oh, Julie, we got ya.

Cool. Cool. But let me just kind of segue into what Julie’s about saying the old fashioned way means piecemealing. A lot of pieces together. It’s cumbersome to a certain degree. It’s stressful. It’s not easy to do. And guys, let me tell you something, make no mistake about it. It costs some bucks. So now let me flip it back to Julie. Uh, you were talking about kind of how we used to do it.

Yeah. So we’ve beat that in the head, right. About how we used to do it. Now let’s talk about the easier way to do it and the most cost effective way to do it. Okay. So what am I do is I’m going to share my screen with you guys. So this is deal driven right here. Now, obviously I’ve already got properties in here because I don’t just talk about doing it. I work this, I work this, um, deal driven. I do deals each and every week. Um, I mean, cause I never really understood people. Why they stopped doing deals, if you know how to do them. Um, but I’m going to show you how to pull a list and send direct mail to, and by the way, this is fairly new to deal driven. How I could do all of that here now, because I went out, went back in, I missed a cup. I lost all the cities, but I remember Kansas city Missouri. Right.

Okay. So I’m going to pull a list in Kansas city, Missouri. I’m going to be looking for 20 mile radius around the city center of Kansas city. I want a minimum equity of 40%. So that’s anything between 40 and a hundred percent equity. Okay. Now I’m going to gather, do entire trainings on what lists you should be pulling in your area. I work with people one-on-one with this. So for the speed of showing you guys, I’m going to kind of run through this pretty quickly, but I want to look because I love blue collar working class areas. I would say the max valuation that I’m going to be looking for in Kansas city, Missouri is around $250,000. Okay. Um, because, um, that’s what I like blue collar, regular homes. They sell the most of those more people buy those. I’m going to go after abundance.

Speaker 1 (00:35:39):

This ain’t HGTV, right? Where you’re flipping multimillion dollar properties. That’s not in my opinion. That’s not the real world right now. I want to make sure that this thing was purchased before a couple, two or three years ago. Okay. So I’m going to say, I want any property has at least 40% equity, not worth more than 250,000. That was purchased before January 1st, 2018. Okay. You could put beds and bathrooms because I wholesale fix and flip creative financing deals. I’m looking for anything. Oh, by the way, you could pull pre pre foreclosures on here too. That’s not what I’m looking for right this minute. Okay. So now I’ve got my areas safe. Nothing is coming up. So I want to go check to see what types of leads I may want to send to in Kansas city, Missouri. I personally like non owner occupied properties. Okay. And non occupied properties that are vacant. Let’s check that on. See how many of those are in Kansas city? Missouri? Woo. 4,272. Whoever’s in Kansas city, Missouri. I’m moving there, man.

Speaker 1 (00:36:59):

Okay. I’m going to filter this down a little bit more. Okay. I’m going to look for something called a mill delivery change. What that means is there’s been a recent mill change in that area within the last 90 days. So somebody has requested that the mill be changed there. Um, either, you know, like when you go in the post office website and change your address, we get a direct feed from the post office. So what does that tell you that someone’s, non-owner occupied and it’s a bacon and they’ve recently requested a mail change. What does that tell you think about that for a minute?

Speaker 1 (00:37:40):

It means something situational has just happened at that property. Okay. Maybe it’s a tenant default. Maybe it’s a, you know, them defaulting on us, but I want to see how many of these there are, by the way, this is the hottest list you can pull in your area. Do you see how those nail scrolled it down to 88 of these? Okay. So now I’ve got my super hot list is what I call it. I wished I had another cool, a cool name, but I’m just going to call it my super hot list and whoever you are, Kansas city, get on bill driven and call and mail. All of these, these are going to be very, very hot leads. Okay. So I’m going to now select all of these leads in Kansas city. Okay. I’m going to add it to my list. I’m going to call it just Kansas city say hot. And then I usually say the date because it, when I like to date my list, because sometimes I may pull a new list every month in the same area. So I want to know when the last time was, what is it? Like six June 2nd, right? Yeah.

Okay. So now it’s compiling my list and adding it to my list. Right? So now what I want to do is I press go to list everybody with me still. Hey, keep me on the chat. Y’all still with me, everybody understand what I’m doing still. Great. Great. Okay. So there’s a couple of many different ways that I could market to these people. Okay. Again, like I said, super hot list. Number one, all ADA to these, I can turn around here and skip trace every one of these. Okay. What does skip tracing mean? That means that our system will be looking for their personal cell phone numbers. Okay. Um, so I want to do that now for all of these leads and immediately guys. Now my Internet’s a little slow, so it’s, it’s just spinning a little bit here for us. Um, but right. Did y’all see that right then and there like that, I pulled a list of motivated sellers in Kansas city.

Speaker 1 (00:40:19):

I’m in Dahlonega, Georgia. I guarantee you if I work these 88 leads, I’d have me a deal in Kansas city within three weeks. I believe that Holly in the system. So what I can do is I could go look at this particular lead right here and I’ve got the owner’s name C I’ve got his name. See, he lives on 16th street in Kansas city, but owns a house on Baltimore street. Right. So I can tell everything about, um, this gentlemen, I can also come down here and pull comparables in the area and know that this one on, uh, 39 south 16th street sold for $33,000. Okay. So this is just a little bit of information I can get about the property. Right? I could also go to Trulia from here. I could check out the photos of the Google street, photos of this property by clicking here.

Bam. There’s their house right there. I don’t know. I’m like, I’ll just say like, this is the coolest thing since sliced bread. I mean, to be able to have Google pictures, to have all of their tax information all in one place, Michelle, y’all something else. Super awesome. Go to the owners tab here, look, check this out. Every mobile number and landline and voice over IP. Number four, Richard, I can call and text right from here. The other way I’m showing you guys on my Mac. This can all be done on your cell phone. I was in a Hilton head two weeks ago. I went driving for dollars using this app at the beach, right. And cold calling sellers. Cause I’m thinking about getting like an Airbnb on the beach. So I don’t buy from realtors. What do you think I’m going to do? I’m going to go look at it and you know, at the place that I want, pull my leads, colorful column.

So I mean, what do you guys think about the ability to just get information that quickly? Wow. Isn’t that crazy? So now to show you the newest premium feature, okay. Remember how I was telling you earlier about all the mess you had to go through to do direct to mail. Watch this. Imagine me calling Richard, right. I’m calling them and I’m working the lead. Say I wanted to send a piece of direct mail. All of our premium postcards. That by the way, Peter not use. Okay. Or right here, we didn’t just give you one. We give them all, all of these for you. Okay.

Now notice this. Some of these require an image. Okay. The image is going to be the picture of the house that you got from Google, from those Google photos or, or if you were using it on your cell phone, you’re going to take a picture of the house. It’s going to save in a customer’s file. And the direct mail piece is going to have a picture of the picture that you took. Boom. Like I don’t even still don’t know how we, how all of this is together. Right. But so let’s look through a few of these.

So you can send any of these, uh, these photos. Um, actually I’m going to send this one. I’m going to start the mailer. So as of right now, I just sent right then and there, I just sent a mailer, um, straight to the mailing address, not the property address for Mr. Richard. Okay. So what I’m gonna do is we’re going to load a preview of the mailer. Here it is. Oh goodness. I can see all my information on here. Right? But you get, you get the point. You’re going to be able to put whatever name, phone number, email address that, that you want to right here. You’re going to be able to send direct mail straight from here using deal driven. There is no excuse to get off, to, to stay behind. And was she coulda, woulda in this business, right? This is the tool that you need to, to go out there and market. Because if you’re not marketing direct to sellers, you’re really, really, really, you know, missing out. This is how I found all of the good deals. Okay. A few more. Um, oops. I must’ve clicked something. Let’s see. Let me go find my list here at the bottom. As you can see, I’ve pulled lots of lists. Um, I could go to Hayes. Let’s see, go to, has this house, use his Google photo and we’ll show you what one of those Miller’s look like. His information is already here.

I want to go to the photo section here at a street photo. Oh. And by the way, for only an extra $20 a month to deal driven, you can actually get this to pull a Google image each and every time. Okay. That you pull a list, I can resize this photo and crop it because you see how we have a lot of this other stuff. Let’s see. Okay. So I’m going to read crop this photo because this is the photo that I want to use to be cropped a little bit. Right. I’m going to go ahead and delete these. Delete my overview photo. Okay. And I want to use this picture on my direct mail piece. Okay. So what I’m going to do is I’m going to go start direct mail. Then I’m going to go to one of the pieces that require an image. Okay. Like this one now I’m actually really sending out direct mail pieces at the moment. Okay. Um, let’s use this one.

Okay. We’re going to preview this Miller real quick. I don’t know that the preview has a picture of the house on it, but the preview will not have the actual picture, but when it’s printed at the print shop, it will have the actual picture of the house on there. What are some things you should be looking for when you’re out driving for dollars, right?

You should be looking for overgrown landscape sheets in the windows instead of blinds, um, old cars in the yard, trash Strode, everywhere needs a new roof. Thank you guys. So when you’re seeing these things, you are able to point it, add it to the list, skip, trace. And like I showed you and column. Okay. Say yeah, back up in the mailbox and say something like this, John, Hey, this is Julie. How are you doing today? Oh, good, good. Well, actually the reason for my call is I was driving down main street and I saw this house. I believe that you owned at 1735. Yes. I own that house. What can I help you? Well, you see John, I buy, fix and sell houses and I buy and rent them out. And man, when I saw yours, I mean, it’s like exactly what I’ve been looking for.

And I was just wondering if there’s any way I could come out there and make you an offer for it. Right. Not trying to get into scripts tonight. I wanted to just walk you through how easy it is to contact the seller by just driving around, looking for houses, right. Doesn’t even really matter where it is Robert. But right now where we are with our a developer, we’re only able to use the templates that we have, but that is in the queue for future. Okay.

Yes. Now Avy wants to know, um, you’ve got some leads, but they’re around $500,000 a year in LA, right? You’re blue collar, working class and middle class areas, right? Like in LA, that might be five to 700,000. Where, where I live, it may be 150,000. Okay. So it just really depends on your area and what those are, but if you’re a partner, absolutely. Um, if you’re in LA, if you’re in San Francisco, parts of New York, heck even Houston sometimes, right? Some of your blue collar areas are going to be five, $600,000 houses.
