Peter (00:03):

Alright, good afternoon, everybody. Peter Vekselman here. I got my partner, Brian Horn. And the other side, how you doing Brian

Brian (00:11):

Hey, I’m great, Peter, how are you?

Peter (00:14):

I’m doing good. I’m doing it looks like you’re in a castle.

Brian (00:19):

I have a home office out here on the farm and we have a gazebo, two story gazebo, and I’ve made the top story in my office. So

Peter (00:28):

I love it. I love it. Tell everybody where home is.

Brian (00:31):

Home is in pillager, Minnesota. So it’s, it’s been plenty cold. It kind of snowed a little bit this morning. And, uh, I think it’s about 30 degrees right now outside.

Peter (00:41):

You know, we have a member of our team, internal staff in Minnesota. I dunno if I saw correctly, but he texted something last night that you guys are going. I know Minnesota sodas more than just one little area, but I thought he said there’s like 19 inches of snow you guys were expecting because that just dance area.

Brian (00:57):

Well in the Minneapolis area, I’m further north. Um, but down in the Minneapolis area, they, they received. I forget how many inches, at least six inches, if not more.

Peter (01:07):

Awesome. Awesome. Awesome. All right, well, listen, I appreciate you taking the time to be here. Um, we’re an unprecedented times, but I thought this would be great time and guess what? We’re still doing deals unbelievable to some, um, I w you know, you’re a great guy, you know, I’ve talked a number of times since you’ve become a partner. Tell everybody tell him about yourself. What’s your, what’s your, uh, what’s your background?

Brian (01:32):

You know, I spent a number of years, most of my adult life in the car rental business. And, um, worked my way up through the ranks. Uh, bought some franchises with a couple other partners. And at one point they decided to get out of the business. We got a little too big. And so I started looking for things to do. I had some free time on my hands. I bounced around and tax lien, investing a little bit and, and had some success there. But then I saw your program come up on the internet. And I started doing a little research and followed through with, uh, some phone calls. And, uh, once your 2020 live event last fall, it was really time for me. And, and I said, you know, I gotta, I gotta be part of this. This is something big. And I’m looking for the opportunities there.

Peter (02:20):

Well, that’s awesome. And it’s, it’s so cool then now we’re actually starting to do deals closing deals, but when you initially saw us and the opportunity to partner with myself and the team, what specifically attracted you to,

Brian (02:35):

You know, to be honest with you, it goes back to, uh, your, your authenticity, uh, just being real. Uh, you know, I, I think last time we spoke a little bit about, I was on my way to sign this contract that we’re getting ready to close, and, and that was my first deal. And I was nervous and apprehensive about the whole situation, not having, uh, having made any recent real estate contract deals. And, uh, you know, I, I made a cup of calls. I got no answer. I thought, you know, I’ll get Peter try. I, I know he’s a busy man. There’s, he’s not going to have time for me. And, and lo and behold, I think you were even in a meeting when you took that call, you stepped out, you answer my questions. And, you know, from that point forward, I was sold. I knew that, that you were who you say you are and the partner driven is, and will do what you say. It’ll do. So I’m, I’m, I’m on board,

Peter (03:30):

Man. That’s awesome. So, so I know we’re closing our deal right now, so let’s, let’s see. I always like to analyze deals because I know no deals the same, initially, just the initial contact. How’d you find a seller,

Brian (03:43):

You know, again, just following the process, I was out driving for dollars, uh, one day, uh, in the Brainerd area, which is about, I don’t know, 30 miles from here, uh, found a house, a property that fit the criteria that ULI is laid out in the training. And, and I thought, boy, that looks like a good deal. So I looked up the owner, I made a phone call. I didn’t get an answer. I sent a letter, um, no answer, another phone call the next week and other phone call. And then one day out of the blue, about three weeks later, the gentleman calls me back and he says, you know, Brian, that property that you’re asking about is sold. I sold that to somebody else, but I do have an opportunity for three more properties if you’re interested and from that. And that’s where, that’s where we got started.

Peter (04:31):

That’s fantastic. That’s fantastic. So would put it, so initially when we put under contract, what do we have under contract for?

Brian (04:39):

We have this particular property under contract, uh, $71,850, right?

Peter (04:46):

And we, uh, on the back end in terms of sales, how much

Brian (04:50):

We sold it for 95,000,

Peter (04:53):

Not bad, not bad. And you know, the, the, the it’s, that’s actually fantastic. That’s fantastic. I can tell you enough. You heard my history when I got started, you know, my first six deals, I collectively put them all together and lost half a million. So I’ve learned, I learned how to go backwards in this business before I went forward. So that’s a, that’s absolutely positively. Awesome. So, you know, look we’re, we are in unprecedented times, you know, I always tell people we’re not, uh, in unprecedented times in terms of real estate, because real estate always goes up and down, this is nothing different. Um, it’s happened so quickly with this whole virus thing and all this, but having said that, Brian, there’s a lot of people. I know you and I are closing deals, but there’s a lot of people that went into an absolute shutdown mode. I mean, to them, the world’s over, no one’s ever getting out alive. This is it. This is the end. Why, why do anything? And at worse, you know, Hey, I’ll land or need my bed for the next three or four months. And if the world does come back, I’m going to crawl out. What’s what, you know, how, w what is your attitude about, do you just hide right now for the next X amount of time, or do you actually do things

Brian (06:08):

Now? Now’s the time to put your foot on the gas pedal and get going? You know, there’s going to be a lot of opportunities out there, because there are a number of people doing just exactly what you outlined sitting back waiting. Um, you know, unfortunately, uh, we’re an unprecedented times and people are going to lose their homes or need to sell their homes. And that’s unfortunate, but it’s a great opportunity to get into the business and, and, uh, purchasing homes. Cause there’s buyers out of,

Peter (06:38):

There’s no question. Well, you know, I tell people this, it’s, there’s, there’s two factors going in our favor, um, what the specific line of strategy that you and I execute on this deal. Number one, there is motivating factors out there, and a lot of people are going to want to sell. There’s no question about it. You know? So from the seller side, there’s going to be a lot more opportunities. But the interesting thing let’s say on the wholesale side, which I think is what we did on this first one, um, there’s plenty of investors out there who are not broke. There’s plenty of investors out there that look for opportunities like this. There’s plenty of investors out there that are looking for the market to crash. Let’s face it for whatever reason. I mean, obviously nobody wants anyone to die, but there’s people sitting on the sidelines waiting.

Peter (07:27):

And so what’s happening now on this side, more motivation and I’m here, we’re seeing tremendous, tremendous opportunities in terms of people that are looking to scoop up whatever they can at this point. I mean, just this morning, our loan, we already closed two, uh, two deals, but that’s, I’ll tell you the other reason I wanted to talk to you today for just a couple of minutes from that first call. And I remember that call when you called me. Matter of fact, I was literally, I remember that call. I remember I was at my lake house. I was sitting in a couch. I was looking at the lake and I remember talking to you. And, and, and, and the reason I remember is you got the special gift, Brian. You’re like, just, you’re just, I don’t know if you are like this in real life. Like you gotta be, but you’re just like, you have this very optimistic voice.

Peter (08:12):

You have a very optimistic persona, you know, you’re just, you’re just a great, great guy. And, and I think right now, when an average person turns on TV, and as far as they’re concerned, everything is over. It’s just great for people to hear someone like you, you have this calming spirit about you, you know, aside from closing deals, which I greatly love it. And I, and I appreciate you being a partner. You’re just a great person for people to hear, you know, from, from, from a this time. And so the bottom line is this, you and I are doing deals. You and I are going to continue doing deals. And I think we’re on the same page. This is a great opportunity, great time to jump in. And, and, and the bottom line is this. My philosophy is very simple. I don’t know, you know, I’d love to hear yours, but this will come to an end. And you’re either going to be when it comes to an end at a screeching halt, like you got to start from zero, or are you going to be like momentum out of this thing? You know what I mean? Yup.

Brian (09:11):

Yeah, no, these are exciting times. Now there’s going to be a lot of opportunity as you stated. And, uh, and I just can’t imagine I can only foresee the future and, and what, what the future holds for us in real estate and getting deals done and finding deals and closing deals. I’m really excited about the opportunity.

Peter (09:31):
