If you’re a real estate investor, then no question, you know, the technique of wholesaling wholesaling, very easy to explain you find a good deal under market value. You put an under contract and before you have to close on it, you have another investor step in and buy that property at a little bit of a markup price above what you had under contract for you made the difference. And so it’s a great technique when you’re starting out.

I can tell you, after doing thousands, since a real estate deals myself, all kinds of techniques, what kind of strategies? I still love wholesaling, but there’s something we do in our wholesale deals. Now that almost no one does that gives us a huge, huge advantage in the marketplace. We’re literally able to pre-market that’s right. Pre-market our properties before having to close on a, on the MLS. So you, as a wholesaler, you know, it’s all about how big your backend that a base investor list says, right? The bigger dip back in investor database to more of a chance to be with the wholesaler. But if you think about it, what really is the largest? What is the largest investor or consumer database out there when it comes to real estate? It’s the MLS. Can you imagine putting a property under contract and instead of going to your own small investor database, and maybe even a larger investor database, you have the access to the, you have the ability to access the largest buyers, and this is like current buyers list that exists in the world. And that’s the MLS. And see, this is literally what we’re able to do on our wholesale deals. We are because of the paperwork we have because of the contract we use. When we put properties under contract, we’re able to pre-market them MLL on the MLS before having to close on it. It gives us a huge advantage because the other thing I can tell you is the further your buyer is from your property. The more money they’ll pay.
