Like they let’s, let’s do a Tuesday night webinar and we have never, ever looked back. I don’t know if we have, we’ll probably miss Christmas or new year’s, but other net, we have been loyal to this. And um, so we are excited that you guys are here. We’re excited that it’s January. I mean, this is, this is the time to get it going, guys, you know, if you’re in real estate or if you want to be in real estate and you’re just kind of been kicking things around and you’re trying to figure out a way to, well, how do I, you know, how do I get over the hump of the starting line? Hey, beginning of the year, right? This is like, this is like reset, recharge, recommit. Let’s go. So this is, um, this is a time to take it into high gear. Um, so we’re glad you guys are here. We’re going to get started here in just a minute and we will rock and roll.

You know, it seems like today and in the news, or even if you’re checking social media, you know, we see a lot of negativity and there’s one thing that I know in life that I can always change. I love it. I love it. All right. Well, let’s get rolling. So that time of the night guys, we got some really good stuff. Uh, if you’re a partner, everything we’re going to be talking about, you’re going to get access to tonight, but it’s an it’s. This is a big piece of being a partner. Uh, this is something we’re literally launching. Um, if you’re not a partner yet, um, um, this is definitely something that, um, you need to get. Um, we are, you know, I’ve been thinking there’s different ways of moving forward in life, like in real estate, on your road to success. Like for instance, like sometimes you could move forward strictly based upon motivation, right? We’ve all done things like, especially if you’re an athlete, sometimes you go into a big game and you just so motivated you move forward, right? You, you, you, you get across the finish line.

Speaker 1 (06:32):

Um, sometimes moving forward means you have the right connection. Like, so, you know, we all had people in our lives that, because of that person, I got to a certain point, right? Um, sometimes that’s a resource, you know, sometimes to move forward. We’ve always, we’ve always made, you know, all of us made progress before because we had a certain resource that we had access to. So there’s different paths that all of us have taken when we move forward in anything in life. I don’t care if it’s in your relationships and your businesses and your jobs in anything. Well, today we’re going to talk about one of those paths and that is a tool because we could also look at all of our past and say, you know, we’ve made progress in certain parts of our lives and we’ve gotten more successful because of tools that we’ve used.

Speaker 1 (07:18):

Right? So tools are very important. And tonight, tonight, we’re going to share with you guys an incredible tool that we’re launching tonight, that we’re introducing both to the partner family and to the non partner family. And this is a tool really, if you want to be successful in real estate, this is a tool that’s going to help you get there. I mean, that’s really the bottom line. This is a tool to move forward. You know, one of the things I’ve learned long time ago is that if you can get an edge in no matter what it is, I’d rather get the edge. Like for instance, one of the things that, um, I’m going to, I’m going to talk about a little about myself, Julia here, but as is everybody knows on the team here at partner-driven one things I’m Uber, Uber, Uber excited about is an Instagram account that I had just started here, um, this month.

Speaker 1 (08:06):

Okay. And so I get this text, right? I get this text from the Instagram team about an hour ago and it says, Hey, it’s the end of the month. We got a couple more days. Um, we, uh, you know, blah, blah, blah, blah, blah, blah. But on the first on the first we’ll take off again and I’m like, wait a second. Why, why do we want to wait till the first I’m like, is there any reason whatsoever to slow down? They said, no. So the edge for me, there was no we’re going to keep going. We’re going to keep going. Anytime you have an edge, anytime you have the ability to move forward, to grow forward, you always want to take that edge. And the tool we’re going to talk to you guys about today is that it’s, it’s something that’s going to give you the ability to take, to get an advantage, to get an edge, to have something that your competition in the marketplace do not have access to.

Speaker 1 (09:07):

And so that’s really the question you have to be asking yourself. You know, when I, when I asked myself what tools do I want to use? What resources it’s, that’s how I always find out, okay. Is it going to give me an edge? Is it going to get me moving forward? And that’s what this tool is. But before we get into that, for those of you that may not know who Julie and I are, Julie and I are real estate investors. You know, sometimes people say, well, gosh, you get on these webinars. You guys must be gurus. I don’t think I’ve ever like, like the last 50 people that have literally not known anything about me, who maybe I’ve been at a social event, or maybe I met somebody and they’ll say something like, Hey Pete, what do you do for a living? I have never, ever, ever said, I’m an educator.

Speaker 1 (09:45):

I’m a guru. Uh, anything like that. I am a real estate investor. And so I speak on both Julia and I, that’s what we are. First. We are real estate investors. You know, personally, I’ve been at it for well over 20 years, I’ve done thousands and thousands of real estate deals. Uh, Julie came into my life well over a decade ago now. And, uh, uh, we started doing deals together, uh, along the way we built a huge, huge, or I don’t know if it’s huge, huge, but a big investment company. Um, we were doing deals literally, you know, here in Georgia with then set up offices in Jacksonville, all the way to the west coast in California. You know, we were doing a lot of things centrally here in Atlanta. So we were able to develop an incredible, incredible support backbone team for our, uh, people across the nation.

Speaker 1 (10:35):

But you know, just like any business owner, you’re always trying to figure out, well, how do you go to the next level? You know, how, how do you get that edge, right? How do we get an edge in terms of our competitors? How do we expand just beyond doing deals on our offices? And one day we just kind of came up with this idea, why don’t we just start partnering with people? And why don’t we like, instead of being, instead of being locked into doing deals only like in Jacksonville, because we had an office in Jacksonville or in Modesto, because we had enough presence there, how do we figure out, how do we do a deal like in Wisconsin? Or how do we do a deal in Maine? And so we came up with what back then was kind of a crazy idea. If you think about it, we’re like, why don’t we start partnering with like random people, people we don’t even know and start doing deals with them.

Speaker 1 (11:22):

Now, if you know anything about real estate that should like right away, send all the RI you know, bell, bell, bell, bell, bell, and that, like, you know, it’s one thing to partner with people, but where are you? Like we took it a step further. Why don’t we like give them our money to close deals with, right. Like, think about this. Like people that we didn’t even know, years ago, we started doing this and people would like find out about us and they call us and, and, uh, we’d give them money to do deals. And little by little, it started taking hold, but not in a very organized way. So to bring it to where we are today, what Julie and I, we are real estate investors. But what we do is we partner with everyday people, literally all over the United States and we enable them.

Speaker 1 (12:04):

We empowered them to real do real estate deals. And the way we do that is we literally provide the key pillars of success when it comes to real estate investing. So when Julie and I are partnering with someone where, you know, the P pillar, number one, you got to know what you’re doing, right? This is not a business where you just kind of go off the cuff. So pillar number one, we coach and mentor every single one of our partners. The second pillar, you have to have support. You got to have a back office. You know, nobody gets in this real estate business and thinks, wow, I need back office. But let me tell you something. If you’re men, there’s this thing for any like the time you realize, wow, I need a back office. Like I need to, for everything, for anything, it’s the details, right?

Speaker 1 (12:45):

It’s the admin stuff. It’s the paperwork flow. What’s the contract flow. What’s the closing flow. It’s all this. So the second pillar of success we provide for our partners is that we provide our back office to all of our partners. Next, we actually help with the lead generation, right? Because in real estate, if you don’t know how to get a deal, or you don’t know the right channels to get deals from you, you’re dead in the water. So we help our partners with that in today’s marketplace. You need technology like without technology. Again, that is a, that is an advanced, I would say this technology is no longer an advantage. It’s a must have, like not having a D technology is a disadvantage. Having technology is a must have. So that’s the next pillar of success that we provide to our partners. We provide them the most incredible technology that exists there for investors.

Speaker 1 (13:31):

The next pillar is money, right? You don’t do real estate broke. You know, you, that’s just, this is not a business where you want to go in. If you’re like, you know, have zero money. And so when deals need funding and money, that’s on us. And, and by the way, we take all the liability away from our partners. So if something ever goes wrong and by the way, 22 years down the road, things do go wrong. We, we, uh, take away all the liabilities out of our partners. Uh, and they only do is they just realize the upside. So that’s about as good as it gets if they need any kind of help with, uh, construction on that deal, which is a huge killer of success. We provide that. We put it on the market, sell it, split the profits down in the middle. And in the end, that is the partner driven model.

Speaker 1 (14:11):

That is the partner driven away. And that is what we do. We’ve been power everyday people to do real estate deals by providing them the key pillars of success needed to do deals. And, and when Julie and I are now asked, like, what’s the model, the model is our partner model. We do very few deals by ourselves. You know, we’ll do it by ourselves. Like if something comes our way, you know, we’re not out there. You know, we used to have a call center. We used to take like hundreds and hundreds, inbound seller calls on a daily, but that don’t even exist anymore. Like that that’s gone. All those people that were still with us, they’ve been shifted over into helping support all of our partners out there. And so if you’re a partner here tonight, what, I’m the tool I’m going to share with you?

Speaker 1 (14:52):

The good news is you’re going to get access to it. This is like another thing that we do for our partners to get you to the next level. Right? So everything we’re sharing with you tonight, the tool you’re going to get access to it. So, but it’s going to be cool as a partner to see kind of another thing on the horizon. We want to close, we want to do our first deal, or we want to do our 20th deal, or in our case, we want to do our next, you know, 3,458 deal. Okay. So the tool that we’re going to talk to you guys about today is getting you to that next deal. Okay. And it’s everything you need. I mean, literally pretty much everything that Julie’s got to present with you tonight wrapped under, you know, the, the, the bowl of an actual app.

Speaker 1 (17:53):

Um, it’s a tool to get you from a to Z it’s, it’s a tool that’s going to teach you how to get there. It’s going to show you how to get there. It’s going to give you another tool to help you get there. It’s going to teach you how to get there. You know, it’s like everything packaged and wrapped up together. Um, I would say that if you’re, you know, there’s, there’s very few must haves in this business, right? Because you know, it’s like, it’s not like we’re in, let’s face it we’re in real estate. We’re not brain surgeons like brain surgeons. There are certain must haves, right? Like if I don’t, if I’m a brain surgeon and I don’t have like a special thing, like I could kill someone. Let’s, let’s, let’s be serious. We’re in real estate. There’s nothing like that in real estate.

Speaker 1 (18:38):

But again, there are things that give you an advantage. There are things that speed things up, there are things that get you to cross the line quicker. The reason I’m. So the reason, you know, I’m always talking to the team about these kinds of tools, these resources, these strategies does techniques. The reason I talk about that all the time and why I push on listen, we got to give more to the partners in our world or people that are just falling in our world, just because let’s face it. Real estate is not an easy business. I don’t think ever anybody ever got into real estate. And you got anybody ever got to a certain level in real estate. Anyone really who’s achieved real estate will look back and say, well, wow, that was the easiest thing I ever did. All I did is got in and like, look at me now, three months later, I’m on the CR.

Speaker 1 (19:26):

And it’s like, I got all this incredible lifestyle. It’s not an easy business. Now. I don’t know if easy businesses exist, but easy, your businesses sure do exist. Right. They don’t make the kind of money. This makes, they don’t give you the kind of lifestyle. But in the end this week, no one ever claims real estates, an easy business. Like if somebody would have asked Julie and I random like, Hey, there’s real estate like easy peasy. No, it’s not. What’s real estate full of it’s full of rejection. It’s full of learning. As you go, it’s full of like dead end roads, you know? So in the end any time you could take it, get an advantage. Anytime you could shorten the curve, anytime you can get from point a to Z quicker, you really want to do it. Not just for the fact of you getting an advantage, not just for the fact that you getting there.

Speaker 1 (20:15):

But for the simple fact, it’s pretty darn hard business. It’s pretty darn hard. You know what I mean? I, I got, got starting this thing for 20, 22, some years ago. And honestly, for the first three years I worked for free. I mean, literally I made no money like at the end of first. And then the first three years when I got started as business, I had zero, like zero to show for it, which means you could, you could argue if I would have worked at McDonald’s, it’s not an argument. It’s reality. If I would have worked at McDonald’s during those three years, I would have been financially further ahead. Now here’s the thing. When I got started 22 years ago, what we’re got we’re about ready to show you these kinds of things did not exist. Like these tools at these levels did not exist.

Speaker 1 (21:00):

Tools wrapped up inside tools and technology. It just wasn’t around, you know, back then 22 years ago, it was literally a hand to hand combat. Like everything I did was hand to hand, you know, I pulled information hand to hand from my courthouses. You know, I did direct mail, hand to hand, you know, pretty much myself overseeing the whole thing. You know, everything I, you know, to see a property. Now Julie’s going to show you today, how you could literally, one of the tools that’s wrapped up inside this tool gives you the middle of lake Taylor, come look a property through your phone. I couldn’t do that 22 years ago. If somebody said, Hey, Pete, I got 1 23 main street. Guess what I had to do at the jump of my car? I had to go look at it. Okay. I couldn’t do X access technology.

Do I I’m able to do it? You know, I couldn’t, you know, there weren’t these things like Julie’s going to show you, you know, again, tools within tools. She’s going to show you how education is wrapped into this thing. It just didn’t exist. So back then, it was hard for me to gain an advantage. And honestly, it was hard for me to shorten the curve. And so for 24 3, that, those initial three years I was a miserable real estate investor. Honestly, I wish I could sit here and tell you, oh, I just had so much fun. And it was unbelievable. And I love losing all my money and it was great. And I just fought. And I, man, I loved the journey. That’s all BS, that’s all BS. It was one of the toughest three years of my life. But the good thing in today’s world and today’s age, we are able to wrap things together.

Speaker 1 (22:32):

We are able to access information, you know, we, and I can go to the marketplace with our knowledge, our techniques, our strategies, our contracts, our scripts, our apps behind the scenes. And we can wrap it all together. That stuff just, uh, just did not exist in the, in the stone ages. I call it when I got started. And so tonight I’m going to flip this to Julie here. I’m going to do that, Peter, but I do, if you, you guys don’t mind, if we, we we’ve become a little bit vulnerable to see is everybody okay with that because you don’t really grow and learn until you, you really get honest with yourself or you get honest with others. And I really believe that, but you know, over the years, um, I’ve been able to work with a lot of fairly new investor. I mean, I was one of them. I mean, I will never forget when I got started in this business and you’re going to hear this theme over and over again to not, but when I got into this business and I said, you know, Peter, I believe everything you said, if I could only do one deal, right? I would believe in myself, if I could do one deal, my family would believe in me.

Speaker 2 (24:39):

If I could do one deal, I would understand everything from start to finish. If I could do one deal. And that exact message that I just brought to you is exactly why we put together one deal away. It wasn’t because of just me, but as I work with with fairly new individuals or just people that I meet online, or I see at networking events, they all tell me the same thing. And Hey, I get it. I totally get it. Who out there feels, and God’s, we’re just talking right now. I’m not trying to sell you anything. Now I’m going to it a little bit. Right. But right now, but let’s be honest with yourself who honor your fields. That if you could just do one deal, one deal, you would understand this business, put it in the chat now. Yes. Help me out guys, give me some love. If you could do just one deal, your family, your spouse would believe in you.

Speaker 2 (25:53):

Thank you guys so much. Thank you so much. That’s why we put one deal away together is because what we wanted to do is to be able to provide people and thank you guys for being vulnerable and sharing something. That’s, that’s, you’re passionate about. It’s hard to do that, right? But what we’ve done, Peter, myself members of our team is we, I would have to sit back and think if I’ve never done a real estate deal before, what do I need to know? And gosh, that doesn’t just bull down, do how to call a seller, what contracts I need, what scripts I need. I need to real estate investing. As a whole people would use terminology with me when I was first getting started. And it was, it was difficult, right? Because I didn’t understand the concepts. Right. Everybody kind of understands, buy, fix, and sell.

Speaker 2 (27:03):

Right. Everybody knows what a fix and flip is. Thank God for HDTV. Everybody knows what that is. But when people would say, Julie, what’s, you know, or you should do a wholesale deal. I was over here thinking, well, the only wholesale thing I know is Costco and Sam’s club, you know, they’re all where else. Right? So what I wanted to know is exactly what a wholesale deal entailed. I wanted to know exactly what a fix and flip entails. Right? I wanted to know what a buy and hold entails. I wanted to know what a creative financing deal entail. So with the one deal away challenge that we have provided to you, not only are we going to provide you daily and I mean, daily motivation, but what we’re also going to do is kind of give you a holistic overview of their real estate investing business.

Speaker 2 (28:08):

Right? So for those of you that are partners, you know, you you’ve made the leap to begin it, but there’s a lot of you out there that are like, uh, I don’t know if this business is right for me, you know, Peter, I know when you got started, you probably wanted the same thing is this business, right? For me. And you learned all of your information, he smelled to you one at a time. And if you’re like me on a couple of times, that meant I lost money because I didn’t know what I was doing because I, the only way I knew to learn was to just do it. I don’t want you to, you shouldn’t ever try. I don’t want you to try and fail, but you, I mean, you know, you should really always fell for, because it’s okay to fail, but we want to give you a large overview of this business and not just the large overview, because it’s one thing to understand something. It’s another thing to take. Action. What did you guys agree?

Speaker 2 (29:12):

What I’m going to show you tonight is something that I’m very passionate about. Because for years I heard the same thing over and over again. When I would tell people, get out of that rat race of working for somebody else, you having to clock in you having to come home, stressed out to your family. You not being able to provide for your family or for your children. Like for me, you know, I have a large family now, but when I got started, it was me and my daughter. Right? I didn’t want to come home and not be able to provide this may be be able the opportunity for you to decide if this business is right for you. Now, like Peter said, it’s not easy. It’s no cake walk, but for the amount of effort that you put in there, rewards are great. Does that make sense to everybody?

Speaker 2 (30:12):

It’s one thing to work hard. You get little results. It’s another thing to work hard and get a lot of results. So it’s, it’s no, like I said, no cakewalk. So, um, that’s why I am so passionate about one deal away because Peter and I really, we sat down and thought, Carla started back to him where from the beginning, what would Peter and I need to know to get started right down to, Peter’s going to explain to you what your, why is. If you don’t know what your, why is then how are you ever going to reach your goals? These are all things we talk about inside one deal away. And that’s what we want for. That’s what we want for you guys. Okay. So I think maybe everybody kind of gets my point on one. I think it’s important to get your first deal and I’m going to go over it one more time on why I think it’s important to get your first deal and pay your chime in.

Speaker 2 (31:15):

If you, if you know, on this number one, getting that first deal gives me the confidence that no amount of money can ever replace confidence for me is not something I just have. It’s something that is grown inside myself. And I know I knew if I could just do one deal of this business, then I’d have confidence in myself to move forward. That competence would allow me to know that I could pay my bills so that I could support my family. That confidence was something that, that would let me give me the nudge. It took to do this full time. You know, Peter, what does one deal away mean for you?

Well, I’ll tell you. And again, I go back to my beginnings because when I got started, there was no real organization when it came to this business, you know, there was just a lot of dislocated ways, not just to gather information, but really even to learn, you know, I remember taking my last couple of hundred bucks and going across country to learn from this guy or taking it from, you know, learning from this guy.
